This board seems to be the only one with actual adults on this website.

I'm looking to buy a house soon. I have $100K down and want to spend no more than $200K on a house. The area I'm looking at seems to be nothing but fixer uppers or cheap modular homes in that price range. What should I be looking for when buying a fixer upper? I have ~$170K in savings and don't want to go broke after buying a home either. Location is in Virginia, searching between Richmond and Williamsburg along 64.

If you are asking this question, you are unlikely to have much experience in the trades, and a fixer is likely gonna cost you a lot more than you expect.

Why not just buy a lot and build new? Frankly, it can be less expensive, and you then can get exactly what you want.

If you're not that pragmatic, try to find homes that the sellers are in financial distress, rather than the properties in disrepair.

Unfortunately, this is uncommon, as deferred maintenance is usually the first symptom of financial distress. Sometimes a sudden death, divorce, or illness can create a situation that doesn't create years of neglect.

To maximize resale upside, look for the least expensive properties in the most expensive areas. Bringing subpar properties up to the standards of the area will create a multiplier effect on the monies expended to renovate.

Lastly, if you buy a fixer, you will be buying an education. It will be an expensive lesson, but knowing this going in can prepare you to enjoy the ride, rather than contemplating suicide as each new surprise hits your wallet.

'fixer upper' means different things to different people. But, those prices are insane. I paid 140k for a standard Florida city home, 3b2ba, 1960s Tampa bay area. Needed updating, but nothing crazy expensive.

I am glad I didn't go crazy with required fixes, all rooms were functional. We had to move in ASAP, and if you dont have the luxury of a temporary place to stay, you'll be screwed too without a kitchen, bathroom, etc.

Research the local market. I just went through the nightmare of buying a home in northern AZ. Half the houses were rentals that have been destroyed from the native niggers. The other half were overpriced with some seriously shady foundations. I second the build a house idea. It's what I would have done had I the savings for it, or if VA loans covered construction loans.

Hi,
I want to make a small raft to hold a wooden structure. I have attached a sketch of three potential methods to make a keel-like element to prevent it from cap-sizing.
I would love to discuss and get your thoughts on which method will be most secure, simple to execute, efficient etc. and why. If there are further details you need, obviously feel free to ask.

Further info that might be relevant:
For the floats I'll use 2 barrels OR 4 jerrycans, they will be sandwiched between two wooden pallets; the structure will be about 2m tall; the weight at the bottom of the keel [red] will be rocks or sand in a sack.

If you make it wider than it is tall it'll be incredibly hard to tip over.

A keel will do nothing unless it's counter weighted which will reduce the buoyancy overall.

I have no option to make it wider, at least not to the extent that it will be stable relative to its centre of gravity; therefore a keel is imperative.
And doesn't a keel, by definition, include a weight? either way I intend to use one as marked in my sketch.

Hey diy,
I am replacing the brake shoes and drums on my car. I am having trouble putting a pin in the shoe.
So the other springs just go in holes, but the spring for the auto adjuster need a hollow pin in the hole first. I guess it's not allowed much wiggle room.
On the old shoe, it's a hollow pin with a zig-zag line cut into it. On the new one it's a straight line. There is also a locking ring for the pin, I am unsure how to put it in place.
Have any of you done this before? I can't find anything on it online. I squeezed the pin with pliers and it didn't budge.

Weird setup.
I'm not sure exactly where the issue is.
I see the adjuster lever on the pin pivot with a retaining clip/rod over it that the spring also uses as an attachment point.

Tried to put some boards in the loft today, only to discover the previous owners bought the thickest insulation they could find and just dumped it everywhere. Just look at this shit, it's a good 4 inches higher than the supports, and impossible to put the boards down on top of it.

Is there a way I can install the boards without ripping it all out and putting in thinner insulation, or am I fucked?

Think youd have difficulty halving it (cant see it desu), other problem being, if you rip it out, and try selling your house afterwards, it aint 'code' then again, issit? Two options.

1 - buy these booster leg things that stand on your joists and let you build above the insulation.

2 - pull up the insulation and use twine to put it up in the roof joists instead.

Option 3 is to just rip the useless shit out and throw it away like I did.

i Really need your help guys,
i want to install an internet cable from my house to my garage, but the garage is detached, its about 30 meters away from the house.
digging in the garden is no problem, etc,
i just dont know, do i need a special cable for this or do i just plug an ethernet cable in the modem in my house, put it in the ground, and come up in the garage?
also it needs to be cable, wireless will not do.

Anybody here into aromatherapy?

Been trying to create my own cologne oil, solid balm and beard oil with some essential oil blends. Was curious if anybody here had suggestions or blends they like.

I have Vetiver, Cedarwood Virginia, Patchouli, Clove, Peppermint, Tangerine, Ylang Ylang and Rosemary.

Love the Vetiver, Cedarwood, Ylang Ylang and Patchouli smells. But they're all base notes so using them all would be a bad idea. Ylang Ylang works as a mid but it's pretty strong.

Rosemary and Tangerine have been hard to work with especially the former. One drop completely overpowers everything Im working with.

Depends on the motor, a brushed motor can have a variable speed attached to it but something like the induction type motors use the AC frequency to determine their RPM and lower voltages tend to make them overheat.
So- if you can modulate the freq going in that might work but wouldn't guarantee anything not burning out.

Hey /diy/,
My dumbass bought an ikea backlit mirror without realizing I needed to install an electrical wall box. I want to wire it in to turn on with the light above the sink of course but accessing my attic is a bit of an issue. It's a small opening in a closet I can't really access to go up in and is probably full of spiders. I have been googling and checking out videos and the best I found had the idea of starting wiring at the switch and using a magnetic roller to pull the wiring up to whatever new hole you cut. This falls to shit If I have a stud in the way and the roller is hella expensive. I'm not oputside hiring an electrician but I enjoy doing things myself and live in a very rural area; so whatever the average estimate would be it would cost more than it's worth. I know I'm being a picky asshole but just wanted to hear any other ideas or suggestions. Pic is of existing light and switch; wanting to cut in and set a wall box about 3 feet up from the sink. Open to any ideas. Thanks for your time.

I've been hobby forging for a few years now and have been using charcoal exclusively as a fuel source, but I've started to get a bit annoyed with the tedium (and copious smoke) that comes along with making charcoal. Any anons here forge with propane, and if so, how much does it cost you to run your forge on average? I want to switch, but only if it's not too expensive, considering my current setup is free to run as long as you don't count the cost of my time making the charcoal.

I'm a soon to be blacksmith who literally JUST came on /diy/ to see if there was anybody else here.

It depends entirely on what you're forging and how often you do it. I just got my burner yesterday and I'm waiting on a shipment of refractory cement to come in before I can start.

Have you tried checking with your nearest blacksmith association for advice?

The closest we got so far is /diy/ invisalign, but you need access to some specialized equipment in order to successfully make them.

IIRC this method is only for moving teeth forward and backward - no side-to-side and no pivoting.
