Hi everyone!
So, I have a project where I need to determine NPV and IRR for an investment from the perspective of the company which carries out the project .I have tricky situation. I am not English speaking so I had difficulties finding a solution online.
My 2 serious are :

1. The initial investment is borrowed entirely from a bank
2. Loan is given out in portions in a period of 3 months hence there is accrual of interest at every end of the month

My questions are following:
1. What is the initial investment in period 0? I need to find out the NPV.
I am assuming it is 0, because the money is from a third party which is being given back in principal payments (I am discounting them for PV).

2. If the initial investment is 0 as in question 1., what range should I use for NPV, PV and IRR calculations with MS EXCEL functions?

Thanks in advance. I really need this, because I can't find anything on topic "Initial investment is a loan for commercial projects"

Pic related.

hmm.. maybe the initial investment would only occur after all of the capital has been borrowed? I also dont see cash flows changing much until the end of year 1..
>>
>>1170314
But if we judge from the perspective of the company who borrows. They put in 0 percent of their own money, so they actually start with zero.

If it was their own money, then I would not account for principal payments because there would be none. The company would get it's investment back via higher revenues (which are now lower due to principal being accounted into).

So basically you put zero of your own and decide how much this 5 year cashflow is worth.
That is my way of thinking. I do not yet know if it is correct so I need someone with decent expertise in this field to tell me am I wrong or not.

Thanks for the input btw nonetless!
>>
>>1170318
> via higher revenues

I meant via higher (more positive) net cash flow

Why are you not investing all of your money in Tesla right now?

cause tesla is gay shit, anyone can make a battery car it isnt advanced. their design is shit and looks like a used toyota corolla with ugly cheap ass plastic interior. the battery wall is stupid thing no one will buy and theyve even lowered the power even more from the announcement. at this point it is just a marketing company selling theoretical ai promises to dipshits and will all come crashing down once more people realize the founder does shit like paying millions of dollars just to hide the fact that he is bald. the entire value of the stock is being propped up solely by reddit users and nu-males.

When will this meme die?

It's not the 1800's anymore grandpa.
Perhaps at one time gold was the easiest, most comfortable way of storing and transacting units of value, but we live in the age of credit cards. Gold is just a commodity like any other, one with a very limited range of applications. Gold mining operations fluctuate their supply just like any other commodity on the market, this is hardly a stable monetary unit free from the fluctuations of the market.

Fiat money will always be subject to political pressure, I agree with you there. But it's likely that any future asset-backed currency will be tied to a basket of various commodities. Currencies will compete with each other to provide the most stable baskets.
You might have one currency backed by 10% gold, 15% oil, 30% mutual funds and 45% government bonds.
You might have another backed by 15% gold, 25% oil, 25% corporate debt and 35% municipal bonds.

Likely the currency which predominates in a certain country will mirror that country's production output. For example: Saudi Arabia produces a lot of oil, the price of oil floats their economy. Therefore an oil-backed currency makes sense.

Rather than a centrally managed money supply, competing currencies will provide a better alternative. Obviously these currencies will have to have some government oversight, and will likely have to be registered with the central authority. But there's no reason to go full fiat if you don't have a war to fight.

Gold looks pretty, and the weight feels nice in your hand.

I keep a few gold coins lying around my desk; it's nice to toy with them while thinking. They also make really nice paperweights.

I don't consider them a serious part of my investments; just something that helps me focus on making money. Each one has a story behind why I bought it; to celebrate a success.
>>
Private property rights are enforced by governments and so should the currency. im a fan of Schiff and his hearts in the right place. But his solution to the problem is not. Americans simply need to heed his advice and start saving to consume/invest. Not borrow to consume/invest.

>When will this meme die?

I like gold though.

It's too expensive right now, but when it's cheap I'll buy some again.

Sup /biz/

I'm graduating with a degree in kinesiology (PE teacher degree) soon and I was wondering if I should just go to med school and become a Podiatrist or Physiatrist or some shit.

I started the major wanting to get into Orthotics and Prosthetics, but after a few years of being in a love/hate relationship with it and having everyone and their amputee telling me to get the fuck out and don't look back, I've decided to look elsewhere.

When I first checked it out O&P was reported as 80k/yr starting 100% employment, but the further I dug, I found that many practitioners who were graduating from the newly designated masters degree did not get this wage, not had the ease of finding an employment the advertised rate claimed.

So now... I'm looking elsewhere.

To poloniex wallet and then to bank account I guess?
It's hard to launder big sums of money, you need a business that might of got you that kind of sum, maybe you could tell them you made it through a stock market, like poloniex? depending on the amount of money you have.
if they will investigate it and write to poloniex you're fucked anyway.
But depending on the sum and what country you are from, what business did you do, to get it, how much would they get into that.
If you already have a red flag, then the money thing is a great way of them putting you away, if no red flags, then you could launder 50-200k from that.
Just a suggestion.
or you invested in bitcoin and it went through the roof and you only now took out the money.

Vietnam and Myanmar (Burma) are the next big things.

Invest in Vietnam and Myanmar (Burma).
19 posts and 2 images submitted.
>>
I've been thinking the same thing. Vietnam shares similarities with China regarding a centrally planned economy and cheap labor for manufacturing. By centrally planned I mean promoting free market ideals like zero red tape to promote foreign direct investment, but under the watchful eye of the bureaucrats.
>>
I met with an investor who litteraly worked on government level strategies in Myanmar. The fucker had monthly salary in the millions USD.

Apparently many opportunities there.
Vietnam's corruption seems very high though. If you start making money the gov will come knock at your door.

>>1169991
Sounds like Chinese level corruption. It's being stemmed with the tiger and flys operation. Public officials protect property rights not take them

Rank trading instruments from least highest to highest average return potential (without leverage and again with leverage).

For example (not in real order, just structuring example) -
Without leverage: Stocks>Forex>Commodities>Options>Futures
With leverage: Whatever>Whatever>Whatever>Whatever>Whatever

Essentially, what trading instruments provide the highest return without leverage and highest with leverage? I assume they would be the same, but I'm not sure.

Bonus: Which are the cheapest to trade from a broker fee, etc. standpoint? (Supposedly futures are cheaper to trade than stocks.)
