How does interest work on mortgages?

I am getting to that age where I want to buy a house, and I'm doing my research (this is still a couple of years down the road though). I have my eyes set on an area or two I'd like to buy in, and I'm pretty confident there's going to be houses for sale in abundance there soon.

Anyways, my budget would be $3M with a 33.3% down payment, or $999k, making my mortgage $2M, but how does taxes factor in to this? Does the buyer or seller pay, or both, and what about land transfer taxes and stuff like that? Also, the minimum mortgage payment has to be 20%, but I would like to go with 33.3%. Can you pay your mortgage using a credit card? For the rewards?

Also, what sort of rules are there for the home buyers? What % of income should be spent on your home and stuff like that is what I mean.

taxes are paid annually, not at the time of sale. The owner pays property taxes.

I believe it's illegal to pay a mortgage with a credit card, I know for a fact it's illegal to use a credit card for a down payment.

Your mortgage payment can't be more than 28% of your monthly income.

there is no requirement to spend on your home. If you're smart you'll keep a few months worth of mortgage payments in savings or other liquid assets just in case. Also keep an emergency fund to cover large repairs your insurance doesn't cover. For example I have a $200k house and I keep about $10k set aside for unexpected maintenance and repairs. That amount would cover pretty much any situation I might find myself in. Anything else can probably be covered either with insurance or a bank loan.

Anons, interested to hear thoughts on Market Index ETFs (Vanguard, etc) on the ASX.

Are they a similarly good option to Vanguard's offerings on the US market? Or are there issues with taxation or other factors that are introduced in the ASX?

Similarly, what are thoughts on foreign security ETFs on the ASX. Hedged vs unhedged? Do the additional fees make them unattractive vs. sticking that capital into Aus market ETFs?

This is all for long term growth - keep in mind I don't have the ability nor the enthusiasm to consistently monitor and pick my own winning stocks.

They're good but not as good as US. The fee you pay for the hedged product is very minor (something like 5bps); all you can do is speculate here and it seems most people choose unhedged.

With a commerce degree concentrating in Information Systems what would be the best way to get involved into startups which way should I approach it.


As it stands i'm graduating with an understanding of java and app development as well as many enterprise systems but I will not have nearly as much technical knowledge in regards to programming as a computer science grad would have. Do I stand a chance?

How would I approach it?

Do you want to start one or join one? To join one look for smaller ones that are having trouble getting off the ground and are mostly composed of people with technical backgrounds. Pitch yourself as a person that has a business background so you can find ways to better monetize, promote and secure funding for the startup but that also has a good understanding of the technical aspects and can lend a hand in development if it's necessary.

Are we approaching a post-capitalism era? How can they get away with this?

Why don't you just stop trying to control their finances? Most people hate getting advice. I just let my parents do their thing. They're adults, why should they have to listen to whatever you say?

I'm an industrial designer and with two other designer we made a product concept prototype which went a bit viral in media and social networks. Also won some prizes. We get plenty of mails when it's going to be published on market as well. However, we have no money to realize it so we thought about selling it somehow and somewhere. Do you think that's possible even it's just a prototype? How should we start and especially where do we find people who might be interested?

Lets assume we made a smartwatch like pic related (obviously we didn't). Does it make sense to send emails to companies who make electronic devices for example Huawei and ask if they are interested in buying our concept/idea?

Of course we don't wanna charge too much but just sitting there and letting our concept getting old and dusty is probably wrong too.

Also, the better your prototype is, the more money you will raise.

If you could make this design work, where it is lightweight & practical, you could easily get millions from a big tech company.

There's a lot of obstacles in terms of design & funding you would need to overcome though. Good luck.

What can go wrong if I try my own start-up? I'm still at university. So far I've saved about 2000€ which I could spend. I have some ideas (most are stolen of start-ups which failed because their product was just designed the wrong way and they had no idea about how to make it popular). What does it require to start something? What I thought about:
>make a very detailed description (lets say for an app)
>do the UI/UX myself as I'm already very good in that sort of stuff
>do a clickable prototype
And then I have no plan how to proceed. Should I show it to investors? To companies? Or hire someone who develops it (probably fails because I can't go far with only 2000€). Or should I give kickstarter a try? Patreon?

I'm afraid that once I starting my wage slave career after university I won't have the time and patience anymore to start something myself. So probably this is a good time now.

Also, are there any recommended books/courses about that topic?

I'm glad about any advices.

I am a developer myself. You need a working prototype before you can get interest from strangers. Partner up with a student or recent graduate to do the programming for you. I don't know anywhere you could look for legit cheap hires, you will probably end up with people from developing countries answering. Developers are willing to work for smaller amounts but how you find someone who is competent and in your price range is the challenge.
