What was your GPA in undergrad?

Currently at a 3.93 right now but might get a B this semester which will drop me to a 3.88 and nix me from summa cum laude. How fucked am I?

I'm considering buying some silver bullion coins to resell later on next year since it looks like silver is going up slowly.

I know it will not increase as fast a stocks if it does, but is it a good idea?

so here is my thinking:
1) silver mining is not profitable under $24
2) mines are not operating or outright closing
3) silver shortage on the markets
4) silver has to go up to $28 for a while for mines to reopen
5) probably will overshoot at one point i' guessing above $35 but this is unsure
6) industry needs silver and there is less of it for trade than gold (usually 12 times the amount of gold)
7) it is under-priced compared to gold like crazy

so yeah i think it's a good idea to buy some.

AAPL is going to report earnings after market close. Going to buy some option spreads right before market close. The consesnus analysts rate apple as a buy to strong buy but i dont think their earnings report is going to be above what is forecasted and if it is i think big money might sell off a lot of shares so the stock will still go down. Their iphone sales have bee dropping but some speculate the iWatch sales might make up for it supposedly theyve sold 12 million so far. I guess we'll see what happens after hours today.

I think traders have been overly pessimistic in selling off AAPL, and that if earnings are in line with expectations, the stock will go up, and if it reports even slightly better than expected the stock will go up a fair bit.

last year when apple reported Q3 earnings which was estimated 1.811 and was actually 1.85 some insiders sold off a bunch of shares which dropped the stock. Im not saying its going down to like $90 but a big sell off would be a drop of about $3 maybe $4. Im buying a spread so ill be able to profit whether it jumps or drops. Their iphone sales have gotten weaker which is why they introduced the iPhone SE. I think the iphone sales have dropped because almost everyone who wants an iphone already has one and most dont update every year. Their watch sales look strong though.

on an unrelated note i think it is stupid of them to enter the auto industry. Theyre doing so well in their market why try to put your hand in everything? Its going to cost them a fortune which they have but still i dont think its worth it with all the things that come along with being a car company

Have you ever tried playing table tennis, or any other calm sport where you can just talk with whoever you're playing with?

That's basically what golf is all about, talking with people. It also required you to focus and have a clear mind (or at least try to) which can be relaxing to most people.

When should you invest in real estate?

Often you hear the term positive cash flow, which is good. It means you can pay for all the expenses of the building and still have money left over. Does this make a good investment?

No, matter of fact you should not even use this money. Any positive cash flow should be accumulated for maintenance or other expenses.

Paying off the mortgage!
That is the most critical of any investment in real estate. Positive cash flow is good, but the investment is really in paying the place off with your incoming rent/lease money.

Now we need to do a little math.
How much can you invest every month?
This question and how much of a mortgage can you afford is very similar.

If I can put a $1000/month into the stock market, then for real estate to be worth it I really would want the same amount from my real estate investments. So I would want a $1000/month mortgage. Note: for simplicity state we are going to ignore interest and how much goes to principal for the moment.

$1000*12months*15yrs=$180,000
$180,000/0.8=$225,000
So in this case we are buying a $225,000 property with a 15yr mortgage and putting 20% down.

Note: pic related has an example of commissions and fees of a commercial mortgage product from Wells Fargo. We are ignoring that for simplicity. But in the end it just means more money down.
