There's a 900 square foot property with decent parking for sale in town for about 25k. Population is about 4k in city limits, 6k whole. It's 1 block off the main road (which has a traffic flow of about 5k each way per day).

There's already a grocery store, several gas stations, a drug store, a couple dollar stores, a couple laundromats, several auto-shops, an auction house, an ice-cream shop, a head/smoke shop, indoor grow store, subway, McDs, a couple of small restaurants, banks, bars, pawn shop, hardware stores, insurance agencies, salon, barber, mobile phone store, and that's all I can think of off the top of my head. A lot more than I thought I guess.

Is it missing anything? Obviously I'm not particularly skilled in any trade, but I know a lot of behind the scenes work that goes into maintaining a business, just not in a field I can replicate. I'd prefer a service business, something where I am more or less renting equipment out (like a tanning salon, but the salon has that covered). I can leverage about 50k without getting into credit and the building has a new roof and is in good condition.

If you can't think of a business, how would I go about finding out what a small town can support? Is there a resource for this? Coming here before I map out other small towns and existing businesses there.

The whole reason I'm interested in services is margin. Retail margin is small, and theft is an issue that eats margin. It's possible, but harder to steal a service. There's also a good possibility for repeat business.

While a lot of services can be done without space, a lot of these are skilled services. There's also the undeniable free marketing that comes with owning a building in town. I have the cash to buy the building outright and can afford equipment/supplies on top of it.

Just looking for some ideaguys to find the right fit for my circumstances, or at least narrow my view, before I do a lot of research.

I own three 4 unit "town homes" in the suburbs of a major city. they were built in the 30's out of wood on a concrete slab.They are slowly rotting and I doubt they will last another 20 years. There are two other units on the same street that have gone section 8. If they fell down tomorrow I would be thrilled.

You technically mean condominiums. Apartments are not sold separately by unit. You own a percentage of the land and improvements. If in usa, the percentage is outlined in your COA declaration. COA dues are meant to cover insurance and reserves for repairs. Most COA's dont cover these costs correctly and have to levy assessments for repairs as needed. Stay away, big bubble forming in apartments currently and the entire premise of condominiums has some unsafe assumptions.

go hit up a rental website, they have filters for everything from what you want to pay, to number of rooms, to amenities. these apartments will all be "professionally" managed. I put that in quotes because the quality on that can vary. Hit up any friends you have, they might know someone that owns a small 4-8 unit complex.

I am young and Iam a gearhead guy. I would like to open an sport cars dealership. By the moment I have a business that was my idea in agroindustries and food proccesing with my family but Iam not really into that. What i would really like is being in car business.
