Hello folks.
41, married with kids, 150 acres int he Berkshires. Have about a million in savings and stock market. I get nervous keeping money in the stock market. Have recently put a small home we own on Airbnb to goo results. Wondering about buying a home to have my money be in something "real" in case the market drops.
That being said, seems like if the market drops I won't want this house that I need to sell.
Was thinking about putting the same 200k into building 4 homes on our property. Super basic (2 small bedrooms, small cook area, bathroom (probably incerating, maybe composting) nice sitting area, screened porch, outdoor shower, deck), off the grid, rainwater collection, DC power, propane, stylish. Think Dwell prefab kind of look, but with a bit of a survivaly thing going on.
My thought is most weekend people would rent and not need a shower. Shower would be totally manageable May thru November. There's a slight possibility of eventually building a unit that would have a few showers, bathrooms, large eating area. Basic idea would be a larger space that people could share.
These little homes could be sold for maybe 150k, and maybe even 200k if the shared place could somehow be part of it. My hope would be to rent them for years, but be able to sell, and hopefully to a group of folks that all know each other. I suppose there could be the possibility of building more than 4 after a few years if they were doing well.
My thought is that the shitty cabin/house we could buy for 150k would be hard to sell if the market were to drop, but the people who still have money to spend in a recession might buy one of these things, happily.
How crazy is any of this?
Doesn't seem smart to just build them in order to Airbnb them- they need to have a good market value 10 or 30 years from now.
Thanks
Not crazy because I have researched similar set ups as this. Seems to be catching on in Scandinavian countries. But good luck trying to get people interested in the US. Sounds too much like a hippie commune for true red blooded Americans to take seriously. Maybe a that's what you are going for though?

I know a great many people who would love to buy homes like that.
And their all dirt poor idiots.
Where in the Berkshires are you? Are you trying to cater to the New York clientele?
I'm 20 years old. I want to buy a house in 4-5 years. This past year, I've saved $10k and put $320 into retirement every month.
What do I do to get there? Also:
>im in the military
By the time my enlistment ends I'll have at least $40k saved up unless I contribute more to my TSP.
What do I do to reach my goal? What else can I do financially?
>>1080672
Do you do your banking with usaa? If so you'll have an easy time buying a house as long as you save up. They also have great investing tools and good savings plans.
>>1080742
Not USAA but Navy Federal
>>1080672
Sounds good man. Just stick to the plan and don't do anything stupid like buy a car. You should be able to take another 10k out without penalty from your retirement plan to go towards a down payment if you need to. I wouldn't feel too guilty about it because your home is still part of your retirement plan.
That feel when got 64 GB iPhone 5s (sim-free)
bought a screen from eBay and it's kinda faulty, edges get darker and darker the more it warms up.
now, i want to sell it on eBay but shipping costs me like 35$.
Any ideas what to do?
for how much would i be able to sell it?
Would anyone buy it with that much shipping?
Sup /biz/,
So without trying to brag too much, I'm incredibly good at economics, but I'm terrible at dealing with people.
I follow a homestudy that recognised by my ministry as legit so I don't have to deal with people, but is a homestudy degree worth anything?
I also work at an actual business right now if that helps.
>>1080584
Yeah, they are worth about as much as a regular degree. My roommate is in the finance sector and got his degree online. He's a faggot though.

Sweet, I like my study so far so I didn't want to quit, biz degree here.
He does sound like a faggot.
What is the appropriate way to approach people regarding investing in my business?
I have designed several products with the intent to patent and sell them over the past 3 years, however patents are expensive and at least two of my designs have been recently rolled out by big name companies.
I could apply for provisional patents but they only last a year from date of file and, I will not be able to pay my attorney to file a non-provisional patent within a year.
Should I file provisional patents and pitch the product to companies to buy me out, or simply get capital ASAP and file standard patents?
I have no sentimental connection to nearly all of my products and don't care about my inventions being bought-out.
Skip the attorney.
All you need to know is that the core of the economy is trust. If people don't trust you, they don't buy anything off of you

>I have designed several products with the intent to patent and sell them
If you won't support your products, then why should I as an investor?
Okay,
I'm 18. Live in Australia. And I've come up with the most
Simple yet incredibly useful idea that has absolutely 0 in the market.
Rich entrepreneurs how do I go about prototyping, marketing and selling?
Give us your idea so we can help you and give you answers, we can't help you if you don't tell us.

>And I've come up with the most simple yet incredibly useful idea that has absolutely 0 in the market
Over 32 million people live in Australia. There's 4 possibilities on why there isn't even 1 person with your idea:
1. Unexpected complications were found during research caused it to be scrapped
2. Someone tried it and went bankrupt
3. Not useful/profitable enough
4. Not simple enough

Fuck off mate
Anyone on /biz/ play Wall Street Raider? I'm just getting into it, seems like a lot of fun and a pretty deep financial/business simulation despite the pretty aged looking interface.
You can get the demo here. Demo is limited to two years and has made up business names.

My past experience has been working as a skilled labourer/window fitting and befor that I was working in a small family owned off licence where I basically managed it as I was left in charge a lot of the time to see what we needed replacing and go buy it.
Now I've come up with this but I don't know if I should add more to it
>I am an enthusiastic, self-motivated, reliable, responsible and hard working person who is easy to get on with. I am a mature team worker and adaptable to all challenging situations. I am able to work well both in a team environment as well as being left alone to use my own initiative. I am able to work well under pressure and adhere to strict deadlines.
Another problem I have is that I have been told I should do follow up calls and to be honest the only places I have ever really phoned is agencies. But the main reason for this is that most of the jobs I look at they don't contain much information about where you are even applying for.On sites like indeed/reed a lot of the time they jsut want you to apply through their website.
How do I find a job where I can work my self up from nothing ? I don't want to work in the construction industry and that seems to be the easier place to work your self up if you have the money to go and do courses.
use the self-employment = small business meme

>self-employment = small business meme
what ????
What companies could I look into for a sales job ?
ANything new out what will probably be easy to sell ?
I know of someone who was doing door to door sales of virgin media when it first came out and they where earning a good few grand a month of that
>tfw solar activity affects trading volume in the stock market
how fucked are we this year /biz/?

>>1080311
the rumors about your mother rob you of credibility, what do you have to say for yourself
>>1080311
This is what happened when I put the frequency of fucking your mom over those two graphs... coincidence? I think not.
I'm thinking about starting a business using heavy equipment and was wondering if anyone here has experience?
A couple of options and questions but the 2 ways i could go about it is either get a loan for about 300k worth of 2nd hand equipment ( Excavator, Dozer, Dump truck ) or rent brand new equipment for a huge monthly fee.
The second hand market is damn good at the moment and I was gonna check out some repossessed machinery auctions and basically hoping I could get an absolute bargain, but while the prices are good for older equipment I'm not sure how much time or money I should factor in for breakdowns, I'd be pretty worried for example blowing a motor in an 80t excavator in some rural middle of nowhere.
Renting would be hugely expensive and the money is gone, but with brand new equipment and full breakdown service maybe it could be worth the extra money.
I don't know much about renting equipment but would they be alright with me getting some basic figures or are they only gonna want to quote if they are fairly sure of getting business? It's going to be a year or so before I can set this up, but I've got a ballpark that it will be at least 30k a month to rent the equipment, I'm not sure if they would do a better deal though because I'm renting it longer term.
And my next plan of attack was to get a hold of a CAT ( I only know CAT gear ) mechanic and hopefully he could give me some advice on specific models and inspect equipment eventually.
While renting brand new models seems tempting, I know at my work we have some old gear that's like 20 years old and keeps going while the 2012 model keeps breaking down every week.

If your looking to buy equipment look in oil country. A lot of cheap equipment for sale in Alberta right now.
Thanks 30 dollar oil prices.
>>1080305
Are you trying to become a dirt contractor then? What are you going to be doing?
>while the 2012 model keeps breaking down every week.
Gotta love that tier 4 shit, eh?
is this still a thing?
For some reason. Buy at .07

Is there literally any supplement wholesale producer that allows drop shipping and custom labeling, inside of the EU?
You know, those that produce caffeine pills or vitamin supplements, and allow you to slap your own logo on it.
All those I've found are in burgerland. If they're in yurop it seems you either get to dropship, or have a custom label.
I am also interested in this.
Hi Biz
Ive found a good niche. Im going to start an ebay/fb store to sell my goods.
Is there anything you wished you would have known when you first started or any general tips?
Thanks
