What's the best type of tenant?
I might be about to develope some real estate soon since interests rates are super low where I live. Already looking at sites and I will do the design and most of the engineering myself.
I'm wondering what kind of tenants I should aim for, though. I figured having many small apartments beats having few large ones, since I would not lose as much from vacancies. But too small and the tenants will probably be poor and not be able to pay on time or fuck up the place. Too big and there won't be as many people able to rent the place and rich folk would probably buy their own place anyway.
So I guess I should aim for apartments ranging from 2-4 rooms / 60-90 square meters, and put some high quality floors and bathrooms / kitchens to drive up rent and keep out poorfags, right?
Also would it be a bad idea to live in the same house? Because I'm looking for a new place too and figured I might as well build it. But idk if it's good to live so close to the tenants...

This. Poorfucks know they'll get cheated out of their security deposits, so you can just take that shit every time, no problem. That'll offset repair/refurb costs, which will be low because poor people don't care if their new apartment is garbage; they're getting what they pay for.
