US Military vet here.
I joined the military so I wouldn't have to go to school. But I got hurt and medically retired ($1,550/month disability). I now work as a part-time security guard ($1,700/month).
If I go to school full time the VA will pay me $2,565/month tax free on top of paying my tuition and books.
But I always hated school. I always sucked academically and socially. And I've since become aware of what (((they))) want to shove down students' throats.
I have 6 years left to use the GI Bill.
What do, /biz/?
I'm in Los Angeles, California, btw.

The Vancouver housing market interests me because of how it in some ways represents supply and demand (There are a lot of people demanding houses and only so much supply; driving up the price).
Now from what I have seen (and I will admit that I haven't dug that deep; so feel free to link to new sources) the 15% tax on foreign buyers seems to have helped a small degree, but that could also be because of a natural cooling of the market. Now lets assume two new regulations and ponder their ramifications.
1) Empty home tax - Exactly what it seems like. If a residential property is empty -either because it is a part time residence or the owner is a foreign investor- then the municipal property tax increases say 10-15%. This has the delightful consequence of already permitting people on a work visa to be exempt from this, because funny thing is they are likely living in the home they buy.
2) Cash only for down payments - This is a problem that annoys me on sooooo many levels. When people take out a 50k loan to make a down payment on a house. So I saved every penny from when I was 12 till I was 22 just for some asshole to take the easy way. Make it the job of mortgage brokers to put 2 and 2 together when they see 70k in a persons savings account, and a 70k line of credit. Make it their job to save people from themselves. Mostly this will greatly reduce the number of potential buyers forcing sellers to list at lower prices.
3) STOP MAKING HIGH END CONDOS FOR YOUNG PEOPLE- Young people are poor and can't afford the half a million dollar condos that your selling. Make them cheep so they can actually afford them or just build a dam retirement community.
So that's my rant on the situation and my daydreams on how to fix it. Please rip it apart and tell me I'm wrong.

I was a real estate agent for a few months and it didn't work out but heres what I saw.
1) Every house has multiple offers on it. I found a house for a client, we went there the day we saw it, put in an offer $50000 above asking, and got shot down. Some other guy bid $70000 over. The seller REJECTED both offers and wanted $90000 over. He got it and my buyers lost out. Every house I showed them same thing. Already multiple CASH offers.
2) Indians are buying every small house there is, perfectly functioning and liveable homes, demolishing them, and building new houses on top. So they buy an old one for $800000, demolish it, build a new one on top for $300000, and sell it for $1.2M. Nearly every place in Surrey, a borough of Vancouver, has this going on.
3) People are pre-purchasing condos before they leave even built, and selling them again for a 10% profit before they are even built, and then the buyer does the same thing and sell the contract before the building is built and so on.
4) 90% of Canadians live within 100KM of the American border so people don't want to go all the way up north for cheap land. America is 90% habitable, Canada is 90% uninhabitable, so people are shoehorned in Vancouver and Toronto. Liveable climate, close to border.
Prices are going up because they are habitable areas in an uninhabitable country, and irrationality also.

Possibly. I don't know much about those markets. Vancouver and Toronto will not slow down any time soon. The Chinese know about those two but I doubt Halifax is on their radar although it might be. I don't know enough about that market.

I guess you could say its an economic policy that focuses on protecting domestic industry usually at the expense of free trade
A good example are tariffs. Imported products are taxed at the border making them more expensive compared to domestic products and thus less competitive.
