Depends on your goals and risk tolerance.
The easy answer is to buy the house and put as much money toward it as possible to limit your debt.
If your goal is to be debt-free, possibly consider contacting an attorney about making a like-kind exchange (or 1031 exchange, if you live in the US). If it's a personal property/house you plan to live in right away, this won't work though.
The other option is to establish a mortgage for the new house, put a comfortable amount down as a deposit (I like to go with the minimum the bank will require to allow me to take care of insurance and avoid PMI; google that shit and ask your preferred mortgage servicer to help you figure that stuff out). If you decide to get a loan, make sure you comparison shop multiple servicers at the same time so they're not hitting your credit report more than once. There's a period of time where it only counts as one credit report request, but I can't remember whether it's 30 or 60 days.
The final option is if you have the option to go with a low-equity mortgage option, freeing up the rest of that capital to be invested elsewhere. If you go below a certain threshold, though, most servicers will require you to buy home insurance and PMI through them, as well, to ensure their investment is protected (as it's higher risk for them if you're not putting up as much capital).
