You only need to download around 12GB to play, since you're basically downloading entire game. This was made so saves from demo are compatible with main game and buying the full game on PS Store is just unlocking the demo without needing to redownload the game.

It's the first half of the first chapter. They block off Chinatown, no fighting in Tenkaichi street and hotel district and champion district aren't in the main game anyway, but you're free to walk around other than that. A lot of abilities are also locked, obviously.
