Yeah this. It's really a mess technically on any platform, runs like dogshit on 360/PS3 and the PC version has its own fair share of problems even with DSfix.

To fix the framerate you need to do a few things.
>set program to high performance in gpu control panel
The GPU load is so low in this game that your graphics card will think you're on the desktop and go into idle mode.
>unlock framerate and cap at 30
If you don't unlock the framerate you'll get 15fps near bonfires for some reason.

No idea why but disk usage is insane.
