I'm mostly interested in cryengine and source. I was never able to get any of this working on offline machine. But any modern 3d game will be good as long as it possible to use it without internet.

I don't want mods. I want to modify the game myself, mainly level editing stuff but also importing custom models I made in 3dsmax and loading displacement maps to easily create terrain.

That sounds complicated. I think reverse engineering a game files will probably be more difficult than writing one. And the very reason I want to get into modding is to lower the difficulty bar. I tried to get into gamedev but it's annoying that after a week all you can do is a spinning color triangle in opengl.
