I think you just have to have a lot of "points" with Clem. Conrad is probably a big part of it because every playthrough I've seen so far that had Conrad alive has Clem suggest splitting up.

There is one kind-of alternate ending i got

It's when your saving gabe with clem and there's that one sequence where there's a zombie at the car door and you have to whack a zombie, if you fail this QTE it isn't an instant game over, you fall on the ground and gabe kills the zombie, he comes over and looks at the bite on your neck and he freaks out. you calm him down and he asks if david is alive, gabe says no and that he died in the crash. javi lets out a sigh, says some final words and then tells him too look for kate, and THEN the game over screen comes up.
