Is it illegal to start and incubator for Camgirls? Let a bunch of them stay at a place I rent and I take 10%?

Probably not, no.
no, plenty of porn companies have cam studio sub-divisions that do exactly that

I might be willing to reduce the 10% if they let me lick their b-hole now and then.

Girls rarely move in to an apartmant if guys are in it too.

Bretty sure I have witnessed that on chatur.bate. At least a guy who appeared to only be a male friend that lived with her was monitoring the chat and fixing the camera.
Also there's always the camgirl houses in shithole countries where the girls are clearly in faux bedrooms/dolled up cubicles.
Pretty sure these exist.
Just watched True Detective season two, huh?
When I was younger I always had this idea to start up a sort of Financial Domination farm. Get a few girls to be the face of it and then I'd set up of the sites and administrate all the money flowing in from the poor schlubs that got hooked. It seemed like the perfect set up
Maybe I'll do it one day, but I think people are more savvy on the internet these days.

Nah, just watched Kingdom

Dunno what the law says but if tenants operate a brothel in their property they are liable in court. A friend very nearly got 5 years after some chinese students started one up and he wa fully investigated to make sure there was no way he'd have known and that he'd had no income outside of the rent.

True Detective already did this.

But it's not a brothel or prostitution. As long as the women are there willingly and lawfully, what law is being broken? Legitimate question; not implying there isn't one.

Probably it depends on your state law. Why don't you ask a lawyer?
