Think of the hotel and its spirits as as manifestation of Jack. In that sense Jack had always been the caretaker. Its not like Mr. Grady was intended by Kubrick as a time lost soul. He was a manifestation of Jack's alcohism. So from Grady's perspective Jack had always been the caretaker.
