The ring gives the user power specific to them. So for the hobbits it makes them invisible because they just want to be left alone. For sauron, it gives him super strength and the power to dominate others because that's his personality. This is why gandalf doesn't want to take the ring- he knows that it will corrupt him and make him try to rule over and change middle Earth.

The ring shifts you into that "shadowrealm". Sauron is both in there and in the normal world at the same time so it does not affect him that way.
