bench, squat rack, pull up bar, a place to do dips and a shitton of different plates and dumbbells so you can actually progress on your lifts. Mashines can also be nice if you get injured and can't do the full body lifts.

buy a couple of dumbbells (and buy heavier ones when you get stronger), and just go running for cardio while maintaining a good diet. works like a charm, without the social awkwardness of a gym.
