Not really. Long term trend line will revert to historical norms. This is very, very standard end-of-bubble behavior. It's just going a bit faster than expected because Canada's house price bubble has been so extreme.

Everyone talks their book. Either this bizarre aberration on a global and historical level is truly unique and special, or else it's another of the hundreds of examples of this same phenomenon. I know where I'm putting my money. That being said, Hongcouver could well last at least until interest rates start approaching historical norms again, but an eventual across-the-board 50% price decline is essentially baked in at this point. Probably 65% peak-to-trough before it bounces back up to historical norms again.

there is some truth to that, we do not know how the investing atmosphere will affect the housing market. It is different than a bunch of owners that can pretty much make their payments. You have chinese investors with lots of properties and minorities that are given preferential lending in order to become first time home buyers. Looks like a culmination of a housing crisis to me. Best part will be the "racist" gov for all the foreclosures on minorities that cannot pay.

I have a bid on a house in Port Coquitlam. The houses value dropped $100k from when they tried to sell it last year. I'll have more than 20% in with considerable capital left in my account afterward.

In the Vancouver area, condos and townhouses are going through the roof while houses are dropping at varying levels.

Toronto is definitely fucked, but Toronto is not the entire country.

Actually... I don't just have a bid on a place in PoCo, it was accepted and conditions will be removed on Wednesday if I accept the findings of the inspector. Pic related was listed at $829k, I threw $845k at them to just give me the place and ignore other bids.

We had viewed other homes that started at $875k and they were utter shit. One of them sold the next day forn $920k.

I think I did pretty well, desu. Depending on what the inspector finds, I'll have anywhere from $170k to $225k for a down payment.
