My secret is that I never use real estate agents , and the houses I buy are rarely listed on MLS. .

You can go fuck yourself for a 3% fee. you do literally no work, especially on buyers side. My wife and I always find the houses we want, even when we tried using an agent. All you have to do was send an email to the listing agent to arrange a tour, which I can easily do. I can tour the place myself, and I worked as a contractor so I'm 10x more knowledgeable than you about the condition of a house or piece of property (likely, not 100%, but almost always).

After that point, Title Company and Bank take care of literally 100% of the paperwork and deed transfer. You do literally nothing.

In my case, frozen peas, lima beans, green beans, and broccoli are king. Although more expensive across the board, Australia would also have fibrous vegetables which are the most cost-efficient.

Outside of that, I'll visit sites like Craigslist (surprisingly useful, actually), or I'll look for clearly DIY signs as I drive around a town. Zillow also allows user listings, and "make me move" listings, which are a mixed bag but good for leads - those are rarely put up by agents.

On one occasion, I saw a house I liked, no sign or anything, I literally walked up to the guy's door, rang the bell, gave him a price I was willing to buy at, and he said yes.

After that point, you need to due all of thefootwork yourself, but this is surprisingly similar to what you would have to deal with using an agent anyway. Bank paperwork is virtually the same, due diligence like inspections are easy enough to source anywhere in the US, and the title paperwork/contract can be handled by even a basic bitch attorney.

Tons of people do this every year - I think something like 20% of house sales in the US are direct sale with no agent.

With the low interest rates today, I'm not sure why anyone would want their money sitting in equity. I pay 5.3% on the mortgages, but my gross return is 23% a year, so I'm definitely coming out ahead. My cash on cash return is infinity, because I don't have any money in the houses after I refinance them. I'll buy them for 35k, throw 15k in them, then do a cash out refinance on them. By the time I get done with the renovations, they appraise for 80-90k, so I can cash out all the money I had in them.

I'm starting to leave equity in the properties, but it's only because I don't know what to do with the cash.

Nope. Tuition is €2000 a year, but then there's other educational expenses, rent and just general cost of living. It adds up. Some people work their ass off to avoid loans, but studying is already a full time occupation so I just use student loans. At a 0% interest rate for now, so it's "free money", but it's still debt. No, it's a smart thing to do. Banks consider anything between 1-4 units as a single house, so you'd just get a regular mortgage for both sides and use the rent to offset the mortgage.

Some folks rent out bedrooms as well. I went to college with a guy who was making $400 a month after expenses renting out bedrooms in his 4 bedroom house.

Owning a house is only a good idea if you don't plan on selling it for 5+ years. The housing market is cyclical, and things happen that affect the value of your property that are outside of your control.
City could re-route air traffic over your neighborhood, they could build section 8 housing across the street and flood the neighborhood with nigs, and bottom line, if you're a smart investor, you'll probably get a better return on other investments than the historical average of 4% you'd get in appreciation on your house.

But it all depends on the market. These days a lot of cities have rents that are 40% higher than mortgage payements. In these places, if you plan on owning for 5 years plus and won't need to sell if you end up getting a new job in a different city during a crash, it's a good idea to buy.
In cities where the housing value never goes down like San Francisco and New York, it's a good idea to buy(if you can ever afford it).
But the big risk is always that you'll end up in a position where you need to sell and can't get what you paid for the house and what you put into(which is very common considering commissions and closing costs). Equity builds so slowly with an amortized loan it'll be 10 years before you even have 20% equity assuming no appreciation. So you can end up having to pay to sell your home.

I'd love to buy a smaller, more affordable house. Like 1200 sq feet. The problem is they aren't built anymore. I would have to settle for a bungalow built in the 1950's with a shitload of problems due to age that would cost a fortune to fix.
