We've broken the largest MoM decline in prices in Canadian history twice in the last 4 months.

This isn't a cycle, this is a correction and one more month of 5% price reduction we're statistically in crash territory. In the last four months prices are down 19%, YoY prices are up 11% but that's dwindling.

At this rate we'll be in negative by December (probably before).

This is a crash and anyone saying otherwise is just hopeful or refusing to face the truth.

There are real estate agents that know the truth but are being disingenuous about this.

The CMHC has been reigned in to a max loan value of $1M, max amortizations of 25 years (from a high of 40), 5% downpayment on the first $500K, 10% on the next $500K (7.5% on $1M).

People have been using "alternative lenders" who loan $2-3M on self-declared income or with fake documents. Now these lenders are blowing up and not making new mortgages, hence prices have stagnated or dropped (as in Van, already down 15% this year).

Once a massive across the board drop occurs, lots of people who are leveraged to the tits with negative/0/5% downpayment 30/35/40 year mortgages will be underwater (they will owe more than they can sell their house for).

Bankruptcy can't discharge CMHC debt since it is Crown debt.

In fact, banks can call in mortgages at any time for any reason (lol). So if they see prices dropping, they will pre-emptively call in mortgages and write them off to stay afloat. Once this occurs, it's a race to the bottom as banks are forced to call in more and more mortgages to stay afloat (in order to maintain their Tier 1 capital ratios with marked market values of the houses on their books)

Former Torontofag here, I wish this were true but its just going to be a soft landing after the rules they put into place to try and cool the market came into effect.

Same thing happened in Vancouver, there's not going to be a crash, just a cool down. Also condominiums in Toronto are not cooling down, they are still increasing.

The damage has already been done, detached family homes that aren't absolute garbage are never going to dip below $800-900k. Average is still above $1 million.

I'd love to be able to buy a home in the city I grew up in but its not a reasonable thing to do.

1. Demand. 300,000+ new "Canadians" every year, many are adults and families who need some place to live.
2. Supply. "Livable" land in Ontario, Quebec, and BC (the main target provinces of immigrants) is actually quite limited. The footprint of housing all these people is huge too, everyone wants to live in a detached home with a patch of grass in the front and back, so we get huge sprawling suburbs that are a blight on the country.
3. Ease of borrowing. Up until a couple years ago, it was very easy and relatively cheap to get a mortgage, and people are dumb and took 40 year mortgages while working in a sales/factory/mid-tier services job.
