Look at these places...

>Well over 3k square footage in many of the homes
>high end and EXPENSIVE finishes
>skyline and/or landmark and/or water views
>population density makes the land more valuable and continues to
>regular SF home looks better than mansions in most other places in the US
>seriously these homes look amazing

They're not expensive for nothing...
>>
>>135720838

They are expensive because they refuse to build any more living spaces on the peninsula, and the tech industry has steadily moved more offices into SF city proper. Any home out there, even in the sunset district, is going to start at about $1m.

Although the city has incredible views, food, and weather - it's littered with bums, corruption, and the most degenerate liberals in the country. If it were a little more politically balanced and affordable it'd be a dream location. Nice place to visit though.

Oh, and $8 dollar toast...
>>
>>135720838
Simplified excuse list:
>average sized
>high end and EXPENSIVE finishes (made in china)
>surcharge for natural blue light
>high crime rate, high unemployment, priced out of childcare.
>detroit kids get nothing so why are you complaining!
>come on pay a 500% markup, it's fresh paint after all

Seriously all america is hell don't even try to sell an old dream like that.

>>
>>135721536

For example look at pic related. Anything between $500k-1m is only getting you into the shitty/irrelevant parts of the city. The condos in that range are basically cuck sheds.

There is an entire coalition of old timers/mega wealthy in the city who are all part of the NIMBY groups that stall city and private development projects through courts and legislation. Reasons range from obstructed views, (((environmental))), to unstable land and simply just not wanting what they consider peasants to have a shot at living near them in more affordable lofts or apartments.

My highschool ex lives in the bay area, she went to MIT and graduated as a mechanical engineer. Worked for Tesla for a year.
She currently makes just over 90k a year, and can't even afford to pay rent over there in the cheapest shithole she could find. She had to borrow money from her mom until her boyfriend moved in.
Prices are fucked. I make less than half that and I'm saving money and living pretty comfortably.

So are we all just assuming that's why rent is so high? Or are there actually laws on the books right now that would prevent me, as a private individual, from buying a piece of land and doing whatever the fuck with it? Obviously zoning is a thing, but do these groups control all of the zoning somehow?

Yeah, if you're talking about in the city itself, thats obvious. You have to go outside the city or even to east bay before you get to any land - and it's still expensive as fuck. So why is it expensive? I don't think it's the zoning.

>>
>>135722775
This is why socialism is terrifying.
It's death by bureaucracy.
If you are buying undeveloped land. You must get a zoning permit. They can say yay or nay on what you want to turn the land into.

Once you get the zoning permit. You now need to get another permit for what sort of building your going to put there.
It could be an apartment or townhouses or condos or some suburbia.
Once again they get to say yay or nay.
Now you have got that permit. You will need to design your building or buildings and get them approved.
And once again, they get to say yay or nay.
Now the design is approved. You now need approval to place it on the land you bought.
Then you will need to get water and electricity to your building with a whole new approval process.
You may be able to get this all done within a decade if there are no problems.
>>

>>
>>135723911
Yes, yes, zoning. There is obviously a big difference in residential vs commercial in terms of what you are allowed to do. Still, none of that explains why the land is so expensive here.

My family is looking to buy a home. It's their home so I want them to buy whatever they want, but I also will be inheriting it one day so I'm involved in the process.

they can buy a shithole with no land in Vancouver for 2m and stay in the city near work/friends etc, or they can buy a mansion with land, pool and house much larger than in Vancouver for 1.5.

Except nobody wants to live an hour away from everything. Sure you can do most things there that you can do in the city, and you can travel into the city if you want to go to a sporting event, concert, or whatever. But, lots of people grow up in the city and don't want to move that far away from their friends and the work they love.

We're constantly importing more foreigners into cities that people don't want to leave in large numbers, but we can't fit more fucking people in fast enough.

The rent is high because of supply and demand. Bureaucracy, time and limited space hurt supply and mass immigration hurts demand because Somalians aren't moving to Moose Jaw to raise cattle and grow crops.

I just wonder what will be the straw that breaks the camel's back, and how people will react.

>I literally don't understand basic economy: The Post
>>
>>135724443
A select few use this zoning shit to maintain their monopoly.
If someone came along and tried to create some competitively prices houses.
The forms would be constantly lost in the mail.
Or your design didn't get approved.
Or their people "forgot" to talk to your people and now everyone is confused.
The cost to develop this property would spiral out of control.

So most people don't bother. And that means the supply of housing is shrinking which means the value can only go up.
>>
>>135724917
My point was that it isn't zoning or bureaucracy or "shadowy groups" making studio apartments cost 4500 bucks a month in SF. It's the fact that everyone in the goddamn world wants to live in a place where it's warm all the time and the ocean is a few miles away at most. Problem is it's a tiny strip of land sandwiched between the mountains and the sea. San Diego has the same problem - so does LA, except it's a shithole.
>>

read Trump's The Art of the Deal to get a better idea of the fucking rigmarole that is the real estate business. It's more than forms and zoning. You have to schmooze with politicians, know people with money, have banks trust you. Meanwhile all these people are friends and finance other rival projects. There's ego and illegal activities associated with a lot of these characters. It's a business world that is beyond my comprehension.

>>135721536
Are you guys getting big shantytowns and tent cities yet? Out here in Seattle it's like the 1930s right now.
>>
>>135725851
Obviously - that's because most of the land is already owned. Whether it's by bank or by private individual, why would they sell it to you? That's the game. It IS about supply and demand, both at the micro and macro, just in different ways.

Real talk I don't understand why people are so mad at NIMBYers. They just want to main tain decent standards of living. Say you lived in a nice neighbourhood with a nice community and Mr.Grabbenstein busted open the door to your community town hall and said "We want to build a fuck ton of apartment blocks to house people cheaply in your neighbourhood! More malls! More roads! More traffic! More congestion! More people!!!"

Why would you want that shit? Why would you want young 20-something google/facebook/silicon valley knowitall-hippie-leftist-temporarily-embarrassed-millionaire-shitheads all up in your community?

The real issue is these multi billion dollar corporations keep building shit in the same areas. There's no reason Tesla had to be in California for example. There's plenty of great talent all over the US.

Silicon Valley fags aren't that smart, they are only successful because they are good at convincing everyone they are smart.
>>
>>135726486
It was no sarcasm mate, all the land is already owned, either by one consortium or many independent real state business, it doesn't really matters whether they get on together to fuck potential buyers in the ass, or as any business manager they only want the best possible profit out of it, the thing is, the shape up the prices all the same, not because many people want to go there, but because richer people can and would likely want to hold a piece of land there with the current state of the city. So building cheaper homes or selling/renting for less money that would allow people of lower standards would ultimately lower the prices of the whole environment. They don't do it because the JOOS hate you, they do it because it gets them more money.
Thinking it's a conspiracy is easier to do when you don't know how the money flows, you just fabricate that "they" are out to get you.

I live in San Francisco, can answer any and all questions. I've actually considered buying a video camera and streaming myself walking through the worst parts of San Francisco on /pol/. Some of it IS really bad. It would literally blow you away.

With that sad, if you're wealthy in this city it is AMAZING. There's everything you'd ever want, right next to you. Literally anything. And the weather is amazing all year round. Every business, every kind of food, mountains and forests and beaches close by. It's nice.

If you're a student in this city it is pretty good, too. They made their community college free, which is the only reason I'm still living here. Also minimum wage starts at $14 and if you're tipped you'll make $25 - $45 an hour easily
>>
>>135727085
There is a perfectly good reason why Tesla and others (pretty much all tech you do) comes from the coasts. Its because California is innovative and creates these new companies and exports them to the rest of the US / World years later. NYC is the same way.

nope, zoning and the city board heavily restrict the hight of structures. If the free markets were let loose you would see tons of 20 story apartment complexes created, and rent plummet.

I thought /pol/ liked the aesthetics of conservatism? Say what you want about San Francisco, it is one of the most beautiful large American cities. Why do you want to ruin it by building a ton of 20 story apartment complexes? You're not going to "satisfy" demand necessarily, you're just going to make people want to move out and look for a more aesthetic living experience.

You really think it's more important for the city to build a ton of ugly apartment buildings to accommodate people the city doesn't need (as evidenced by the sheer wealth and significance of the city), than for the city to be LIVABLE?

One of the few things San Francisco does right is architecture and livability. Don't ruin it faggot.
