Get rid of NIMBY zoning laws and ban chinks from buying. San Francisco should be full of medium density housing like Stockholm or Berlin, but the people that already own houses don't want want this.

Easy. Banks return to requiring good credit and 20% down. End all .gov gimmes, subsidies, bail-outs, backstops and back door programs to prop up real estate.
>>
>>134646198
Ban inflation based usury.
Ban international banks being involved in a nations housing market.

Solved your issue overnight.

Houses are a meme because instead of buying a house in your country, and thus making an investment in that country, you are investing in a multi-national/globalist bank who is more interested in you breaking your back and not making repayments after 20 years than actually making repayments so they can foreclose on you and take your cash AND house.

Ban fixed term loans.
Instead make ALL loans based on a minimal monthly repayment system with a fee per transaction so that you can pay the minimum or however much more you make, which inspires people to try harder to break the debt earlier.
Ban international banks from touching national housing and land.
>>
>>134648555
Found the naive eleven year old. Why don't you declare chocolate ice cream to be a breakfast food while you're at it.

Fees for making loan payments encourage faster repayment? The interest payments on a new mortgage are massive, hundreds of dollars per month, and you think people need an incentive to repay faster? You are a genuine moron, no ifs ands or buts.
>>
>>134646198
Make it harder to own more property than you have immediate family members.

everyone totally missed the point of avocado toast bro. he was simply using it as an example of how millennials piss away money on stupid shit like expensive brunch and then wonder why the have no money to buy a home. add $20 weekly brunch in with buying a new iphone every year, buying from trendy organic grocery stores (most big chains like kroger have their own cheaper organic sections), and spending $5 a day on coffee will prevent you from buying a nice home
>>
>>134646198
>33 years to get a deposit in NYC
would probably be faster if instead of just saving that money, they put it toward their future. A nice suit and gauges in your ears can be the difference between a six figure salary and homelessness.

Still, 33 years to get a deposit in an expensive city isn't bad if all you're doing is saving your pennies and not eating hipster toast. Or, you know, don't try to be an urban shitbag.

>average avocado toast costs $7
>$2555 a year

I could straight up buy my house (not just the deposit) in 24 years, closer to 45 years if I include the land it's on, assuming my funding came 100% from saving the coin from what could have been 1 avocado toast a day.

Apparently a full down payment is 20%, so I could do that with a 1000 sq ft home and 3 acres after 9 years. If I get an FHA loan (down payment of 3.5%), I could get that down payment in a year and seven months, 2 years and 3 months if I get a conforming loan (5%)

Stop foreign investment. You can't buy property in Mexico without being a citizen.
Make landlords (and employers) use e-verify to prevent competition with illegal immigrants for housing and jobs. Heavy fines for landlords and employers found in violation, deport the illegals.
Tax the hell out of investment property revenue, fuck house flippers driving up prices because of a bucket of paint.
Repeal laws that limit new construction to a certain minimum square footage to allow tiny houses. Most cities will not allow them because they don't bring in (((enough property tax revenue))). What they end up with is houses and apartments that disabled people can't afford, so they end up living in a tent in the woods behind Walmart, when they could afford to live in a tiny house.
Ban (((HOA)))'s and their greedy tactics used to keep poor and disenfranchised people moving. If you own the house you own the house, a group of other homeowners should not be able to fine you or take it from you over chickenshit issues such as the color of the paint, a small patch of dead grass, or a peeling mailbox (real cases of Florida HOA abuses).
Prioritize sale of repossessed houses to qualified first time buyers, not flippers or investors. This requires getting (((them))) out of the banks, and you know it.
>>
Huh, so, avocado toast is what's causing house prices to go up.

What a strange economy.
>>
>>134646198
House is only for political elite. Normal peasant must live government dwelling. Small unit
>>

You are a retard.

Inflation based usury is a fucking retarded way of buying houses. Always has been hence why every major religion bans it in it's purest form and why it was banned in most christian nations prior to the 1700s.

Instead, you were expected to repay the loan in a certain amount of months based on a minimum monthly repayment (which was always a divided figure of your loan with the handling fee ontop) and there's no inflation involved.

This meant that people would work harder to repay the loan faster as there was no negative to doing so.

Modern banks are based on the concept that you are repaying the value of the loan with a % ontop over a set amount of time that you can only repay quicker by PAYING MORE.

It's why muslims around the world seem to own their houses vastly quicker than middle class whites despite buying more expensive cars and shit. It's literally because Islamic banks cannot issue interest on a loan. This means the housing market remains stable instead of the falsified inflation than it currently has because banks use it as a primary profit venture.

You seem to not realise how fucking shit the interest based mortgage system is and how much it destroyed the Western housing markets to the point that it's hardly worth investing in for a working/lower middle class person due to it being a 25 year+ investment.

I know of at least 5 people who have 'converted' to a mosque just to enter an islamic banks loan system to buy their house at a portion of the actual mortgage price.

People need to wake up and see that usury in it's current form is a fucking scam. It's only maintained because if it collapsed, the Western worlds markets would die overnight hence why the housing bubbles are protected by governments instead of just accepting the collapse as a sign of a corrupt business practice.

Make a property owning limit

Prices will plummet before it goes into effect and housing will then be distributed by the State at actual cost not the grossly inflated bullshit that real estate mougles have made it
>>
>>134650277
no. ban foreign investment. every time there's an auction in sydney you have maybe 1 or 2 white families, and then 6-7 chinese investors.
>>
>>134650050
It is a meme because someone claimed somewhere that young people aren't buying houses because they spend all their money on avocado toast. Avocados are to blame for water shortages, though.
>>
>>134646198
If you want house prices lower, just increase interest rates to something reflecting real life and require sizable down payments.
>>
>>134649290
He was right you fucking jew. Why would you argue against banning international banks.
>>
>>134650487
That's terrible idea

Would be more appropriate to make a law that says that Foreigners cannot own land, they can only lease it from the state at adjustable rates.

This would drive down foreign investments and give the government more revenue along with driving down buying price with less houses being sold.

The fact that the housing market is so big is a clear indication that something is wrong.
>>
>>134653180
the government doesn't fucking need more revenue, it needs less. and foreigners do not need to own residential blocks.
>>
>>134653247
Fucking agreed but less from the natives is the only thing that matters. The lack of property tax would be made up for from foreign investments in property going to the government
>>
>>134653324
no, you misunderstand. australia is not like america, we do not have endless plains with apple trees constituting 90% of our land mass. sydney alone makes up 16% of our population.

we need to bar foreigners from just buying houses, and we need to expand our infrastructure so that we can settle more people further inland, and along the coasts. but we can't do the latter without doing the former, since our politicians are doing just fine taking bribes from chinese businessmen.
>>
>>134653632
>we need to bar foreigners from just buying houses
yes a lease is not buying and leasing may become unreasonable if it was set at a consumer level lease for an area

The facts are foreigners will be buying less but those that do will pay much much more

Also just fucking spread out you fucks have an entire continent yet you only have 1 fucking spot colonized. You have an entire coast just genocide the wildlife along the other coasts

>yes a lease is not buying and leasing may become unreasonable if it was set at a consumer level lease for an area
why would you give the chinese a foothold?

>The facts are foreigners will be buying less but those that do will pay much much more
it doesn't matter that they're paying more, they shouldn't be buying at all.

>Also just fucking spread out you fucks have an entire continent yet you only have 1 fucking spot colonized. You have an entire coast just genocide the wildlife along the other coasts
our government has been squabbling over the proposed construction of a proper rail line from sydney to melbourne for the last 50 fucking years. we're not going to be able to pull off another canberra until we boot our politicians. the first step consists of starving them of their chinese funds.

You institute a full tax on ground rents and abolish all other taxes. Georgism is the solution and non of mongrels have even heard of it. So sit back and enjoy the George pill im about to drop

>Georgeism reconciles common land rights with private tenure, free markets and modern capitalism.

>Those who got the upper hand by securing land tenures would support public services, so wages and commerce and capital formation could go untaxed.

>To pay the taxes, landowners would have to use the land by hiring workers (or selling to owner-operators and owner-residents). This would raise demand for labor; labor, through consumption, would raise demand for final products.

>To pay the workers, landowners would have to produce and sell goods, hereby raising supply and precluding inflation. Needed capital would come to their aid by virtue of its being untaxed. Thus, George would cut the Gordian knot of modern dilemma-bound economics by raising demand, raising supply, raising incentives, improving equity, freeing up the market, supporting government, fostering capital formation, and paying public debts, all in one simple stroke.

>George's proposal enables us to lower taxes on labor without raising taxes on capital. Indeed, it lets us lower taxes on both labor and capital at once, and without reducing public revenues.

> Georgist tax policy reconciles equity and efficiency. Taxing land is progressive because the ownership of land is so highly concentrated among the most wealthy,'8 and because the tax may not be shifted. It is efficient because it is neutral among rival land-use options: the tax is fixed, regardless of land use. This is one favourable point on which many modern economists actually agree, although they keep struggling against it

> Georgist tax policy contains urban sprawl, and its heavy associated costs, without overriding market decisions or consumer preferences, simply by making the market work better. land values are the product of demand for location; they are marked by continuity in space. That shows quite simply that people demand compact settlement and centrality. A well-oiled land market will give it to them.

> Georgist tax policy creates jobs without inflation, and without deficits. "Fiscal stimulus," in the shallow modern usage, is a euphemism for running deficits, often with funny money. George's proposed land tax might be called, rather, "true fiscal stimulus". It stimulates demand for labor by promoting employment; it precludes inflation as the labor produces goods to match the new demand. It precludes deficits because it raises revenue. That is its peculiar reconciliatory genius: it stimulates private work and investment in the very process of raising revenue. It is the only tax of any serious revenue potential that does not bear down on and suppress production and exchange. As I have noted, George's fiscal policy takes two problems and composes them into one solution.

> George's land tax lets a polity attract people and capital en masse, without diluting its resource base. This is by virtue of synergy, the ultimate rationale for Chamber-of-Commerce boosterism. Urban economists like William Alonso have illustrated the power of such synergy by showing that bigger cities have more land value per head than smaller ones. (Land value is the resource base of a city.) Urbanists like Jane Jacobs and Holly Whyte have written on the intimate details of how this works on the streets. Julian Simon (The Ultimate Resource) philosophizes on the power of creative thought generated when people associate freely and closely in large numbers. Henry George made the same points in 1879

>Georgist policies encourage the conservation of ecology and environment while also making jobs, by abating sprawl. It is a matter of focusing human activity on the good lands, thus meeting demands there and relieving the pressure to invade lands that are now wild and marginal for human needs. Sprawl in the urban environment is the kind most publicized, but there is analogous sprawl in agriculture, forestry, mining, recreation and other land uses and industries.

>Georgist policies strengthen public revenues while in the same process promoting economy in government. Anti-governmentalists often identify any tax policy with public extravagance. Georgist tax policy, on the contrary, saves public funds in many ways. By facilitating the creation of jobs it lowers welfare costs, unemployment compensation, doles, aid to families with dependent children and all that. It lowers jail and police costs, and all the enormous private expenditures, precautions, and deprivations now taken to guard against theft and other crime. Idle hands are not just wasted, they steal and destroy

>Stop foreign investment. You can't buy property in Mexico without being a citizen.
Why is this a bad thing?
This is something I never got when it came to Vancouver. Those foreign investors are paying property taxes, and for services that they're not actually using.
It's a "Free lunch". If they're pricing regular people out, just take out restrictions on land use, so people can find ways to meet the demand, as they have a clear financial incentive if foreign buyers bring up property values.

Because land is scarce and the people holding it are doing it in order to maximize profit regardless of the effects on their fellow countrymen

Now people pay more for apartments then they would for a mortgage because they can't afford a down payment. Hell even on top of that about 15 corporations own roughly 30% of the countrys available real estate right now and price gouge.

Limiting the amount of land would force new companies to be born and create new jobs as well as increase competition driving the properties down

Something like capsule hotels would be really good for urban homeless populations. Boarding houses, SROs, and cage hotels all provided low cost housing in cities during the early 20th century, but now they're all, pretty much, illegal.
