Homes are not investments. They are depreciating assets like cars. The only reason they go up in price is because of inflation and the fact that the owner is constantly pouring money into the home in the form of repairs/upgrades.

Imagine if cars never changed - The new models are pretty much identical to the 50 year old models. And that it didn't wear out much at all with age or mileage, but you keep upgrading it and replacing the few parts that do wear out. Now. Think of the value of this 50 year old car that has been upgraded, repaired, and is pretty much the same as it was new, and the latest models are pretty much identical short of the upgrades. The car would have the same value as a new one. Not because it is an appreciating asset, but because of the fact that new ones are the same and you have maintained the old one well.

I live in Nevada making 53k a year fresh outta college and the fucking Californians who's median income is like 100k are buying all the cheap homes In my town, making prices sky rocket. No joke a house 5 years ago worth 200knis worth around 300k now. And renting in my city is almost on par with outside of New York City, About 1000+ a month for 2 bed is a semi decent area. So very few people can even afford a home anymore. And because the Californians are buying all the property they are renting at Cali rates which is just gutting the middle class in my town, hell temp agencies in my town are begging for people to work but can't get anyone because no one can move here anymore.

I'm trying to ride it out by getting a small shoe box size one bedroom condo for 80 grand so that way at least my money is going to something I'm going to own. And hopefully have the market crash so I can get an actual house.

In Canada it's about: $800 to $1600 rent with mortgage payments being in the similar range. I can't speak for America. But here in Sweden the most optimal way is to invest in a house/apartment since the market is steadily going up. The problem is that houses/apartments are insanley fucking expensive here and the banks don't loan you money if you don't have 15 % of the price saved up. A decent apartment in a decent area goes for at least 2 million kronor and for a house you have to put down at least 3 million kronor. So if you want a house you need 450 000 kronor (~$55k) and for an apartment 300 000 kronor (~$36k) saved up.

So unless you parents has saved up money for you there's no way you will be able to buy untill you're ~25. I'm 23 and rent an apartment in northern sweden as I study. When im done with my education I will move down again but I have no real money saved.

The housing market can crash, making your $250,000 house worth $90,000 (happened to my parents), but that wont change the mortgage payments when you spent $180,000 on the house.

Until the housing market crashes again, i wont even consider buying a house, i have MUCH more time to spend flying planes and working on electronics.

The only thing i have to maintain is the internal paint job, carpets, and light bulbs, leaving me a shit load of time to learn new skills like flying a plane, i wouldnt have been able to afford my pilots license if i had owned a house and had to maintain fucking everything.

Now i'm working on getting flight time to i can participate in the various things a pilot can do for their community (like transporting non-critical patients to hospitals in remote areas).

I MIGHT consider a home during the next housing crash, but its just literally not worth it.
Sometimes its better to pay more upfront, than getting hit with an unexpected emergency you might not be prepared for.
