I suggest a revolutionary new home design for the Millennial generation.

Modular pods deployed in fields just outside town. Kind of like a futuristic caravan park. We can have a central node transmitter for data/wifi and regular bus/autonomous car rental services into and out of town. In 1983 the CPI benchmark was changed to no longer include the cost of real estate purchase.
Also 170k is still 36% beyond the expected rate of inflation.
Also the (((CPI))) represents a basket of consumer goods which include electronics which in case you haven't noticed a computer that cost 8000 dollars in 1980, you would have to pay somebody to take off your hands today. An entry level home desktop computer is easily well under 500 dollars now. And the CPI swaps between products which share the same purpose. So for example, if beef goes up in price, but pork goes down, the CPI will be calculated with pork instead of beef. Many food prices have also changed wildly outside of the CPI inflation rate.
For example in 2002 a dozen eggs cost me 1 dollar. That same dozen eggs now costs me almost 3 dollars. CPI predicts the price should be about 1.31 right now. So fuck you inflation shills who don't understand fuck all about economics.

So only the service sector increases, but that's only half the story as far as increased consumer demand goes. And on top of that service industry is easy to automate. When's the last time you actually dialed a phone and talked to a human to order a pizza? When's the last time you actually wasted an hour going to a department store? Mr. 2017: 3.2% seems like as low as you can get in Iowa as far as I can find on a reasonably termed fixed mortgage.
He's amortizing 161,500 bucks. His monthly payment is 780 a month. Or 31% his monthly income of 2500 dollars. Total interest paid 72,000.

So there's obviously ups and downs to the current model. Adjusted to inflation the Jew makes less money off each mortgage. But people's household income is more strained than ever before. That's less money available to be spent in other parts of the economy because of the real estate bubble. Literally the only people who it is better for now are:

They randomly pick a certain percentage of the homes in an area, calculate their value per square foot, average them up, and apply that multipler to every home. This creates scenarios where the tax value of a home is 2-3x what the market value is.

These sneaky bastards raised rates a few years back, but it was an election year, so they reduced property values for a few years to offset the rate increase, only to restore the valuations after the election was over.

Houses became hot fucking property and fucking exploded in price in a very short amount of time.

Instead of saying 'Hey, this is bullshit. I shouldn't have to pay this much property tax!' boomers instead said 'Fuck yeah, now I can borrow stupid amounts of cash for something I have very, very little invested in.' and used their homes as credit to buy stupid shit and went into fucking stupid amounts of debt.

The housing market 'collapsed' as it should have, but even then it didn't actually collapse to the level it was supposed to have. It fucked over the recycle scheme banks were doing and it bit them in the ass (like it should have, but the government bailed them out when non-predatory banks were doing fine).

A house went from costing $20,000 to costing $350,000 and collapsed down to $260,000 and people acted like it was then end of the god damned world when the same house should reasonably be $30,000 if it is immaculate condition.

Wages, meanwhile, haven't gone up to reflect the weaker dollar and most younger citizens are deeply in debt because of 'quasi-mandatory' college for a lot of professions that simply do not require a college degree but demand anyway.

So, people CAN'T buy houses because the dollar is weaker, jobs don't pay like they should ACROSS THE BOARD not just minimum wage, and houses still haven't been knocked down in value to the level they are supposed to be at.

It's a big ol' clusterfuck, really. The best advice I can give the younger generation is, don't waste money on college. Apprentice for a trade if you can instead.

it depends on the "level" you guy for. Software development (i.e. bitch work) will obviously be outsourced to pajeets, but high level systems engineering/architecture generally stays in-house, though there is a shortage of grads with sufficient intellect and work ethic.

I think if banks had lower interest rates it would be possible. That or just a change in spending habits.

For example, a lot of people always seem to want to get the latest model phone so thats like $1300 spent each year. I've kept my phone since 2012, so that's an estimated $6500 I have saved by keeping it since I bought it (wiht a $1300 cost per new phone which is pretty much right in Australia).

If you're trying to save money, then over 5 years that extra 6500 would turn out to be a lot. On top of that cutting out say a $5 coffee per week day if you have one at teh start of each work day would be $1300 a year saved, so over 5 years that again would be another $6500 saved, so that would be a total of $13000 in savings over 3 years.
If you have a high interest savings account then you'll get a bit of interest off that as it builds, but probably miniscule.. would be waaay better off dumping it in some shares though it's a bit of a gamble

i just know it's pretty fucked trying to save for a house these days, but I've been pretty stringy with my money and I have pretty good savings now. I could almost outright buy a house with a loan in the near future, but I'm starting to think that I would be better off renting longer and using all my money in the sharemarket to accumulate even more money.

I only invest in my city, which isn't a normal market at all. It's almost all military flags who get a stipend for rent. A good deal for me is buying a house for 60k and renting it out for $900. I've got a house I bought and fixed up for 40k total and rent for $850, but 60k and $900 is my average.

I'm paying 365 a week in rent and I worked out the interest only repayments on a home loan in a house in my area would be around $20-50 cheaper per week or something from memory.. can't remember the exact numbers sorry :^)

So in a way you could look at that as a cheaper method of paying "rent" when really its like paying off your house over time & i guess you have no inspections and can do what you want with it

I personally think it's better to accumulate money & put it into investments to get more return from it until you're' able to outright buy a place with no loan, but that's just me. I don't like the thought of debt.

Yeah, it's $900 a month. $30 more for pets. I buy foreclosures that need a little bit of work. I can get away with putting new floors, new paint, and new appliances in for 8-10k and my average purchasing price is $50k.

My market is very odd though. During the summer, the houses I typically buy for 50k are selling for 90k because of the demand from military families moving in. After September, the prices plummet again and I come in with cash.
