Canada, UK and Norway home prices OFF A CLIFF

>Toronto home prices fell 6% in two weeks (National post)

Any news of Vancouver, bro?
>>
If it falls shit is gonna go down.

But I've seen enough false positives to be excited now
>>
>>132512847
In America the house prices are going up. They go up like like 2% every week. It's going to be impossible to buy a house soon.
>>
>>132512847
Good.

They're like 30% too expensive here

well the whole fiat currency scheme is tied to price of real estate ... if prices fall, tax revenue for municipalities falls.... thats why assessed values are always high
if real estate starts to drop banks have to liquidate assets as bankrupties increase, causing
potential for full market collapse

part of me hopes it happens because this system has to burn
part of me doesnt cause i have alot invested in my house
maybe its time to sell before prices fall too much
>>
why is this bad

maybe my generation can finally stop renting cuckpartments
>>
>>132513334

It will crash, again.

If you have money, don't buy now, unless you're trying to flip something quick and you're buying it in cash.

>>

Isn't Toronto the place in Canada that's so overpriced that like a crackhouse costs half a million USD? Sounds like prices need to drop by 90% there.
>>
>>132514256

yes
>>
hurrah is my rent going down
>>
>>132513922
Retirement plans get seized, everybody goes on the government slavery system just to live, jobs dry up, your savings account if you have one becomes worthless, your debt if you have it probably remains like a ball and chain around your ankle, and your future prospects in life go down the drain as the global HAPPENING takes another step down the spiral.

But if it turns out merely to be a decent correction and you can ride it out, then, sure, maybe you might be in the position to buy at a more realistic price.

But the powers that be don't want that. They want you to be a forever renter. So don't get your hopes up.

boomer scum needs to fuck off and stop buying avocado toast.

housing prices should fall by a factor two if there is to be any justice. if not, boomer scum will be the first against the wall.
>>
>>132515033
Gee it's almost like Andy Jackson correctly called out the bankers for running endless boom and bust cycles to screw everybody over and take over ownership of everything.
>>
>>132512847
the ontario government scared people about a month ago by introducing some taxes with regards to real estate.

everyone rushed to sell to hurry and avoid it. surplus of places on the market for sale was the direct result. not enough buyers. the buyers have a bit more power right now cause if they dont like the price, they'll just go to the house down the street for sale. pretty alright for now. it'll go back though. people are just being scaredycats now and what the government did isnt enough to stop the chinese speculators.

We are working on getting out of our condo and squeezing it for every penny we can. Investors are still going for then because they are seen as attainable and useful assets.

Time to get out and live in a trailer while we watch the whole thing unfold.
>>
>>132513919
assessed values are extremely low in places like toronto, which also has crazy low property tax. I've been saying for years that Toronto should raise prop tax to that of the surrounding areas, about 1% (currently about half that.) But it wont really matter. nonwhites already live 5/6/7 people to a house...still only 1 tax revenue.
>>
>>132514451
what does 600 k get you in poland?
>>
>>132514679

The thing about America is that cost of living and average salaries can vary pretty wildly, as well as demand for property for literally dozens of reasons.

I lived in an apartment complex, and the complex across the street from me that was run by the same company was $100-$200 less per month in rent strictly because it was a different school district.

Then you get into property taxes, zoning laws, and the price of real estate can get pretty squirrely
>>
>>132515757
what's it like an hour out of Van?

I'm trying to sell my condo in Toronto and buy a house about an hour away. I need a backyard and white people. And dogs.
>>
>>132514604
A drop of ten percent puts a home within my budget... but there have been signs that 20% is the most likely drop, with 40% being a nightmare scenario.

The immigration scheme isn't working like they thought and foreign home buyers are tapped out. Seems like we are getting a happening.
>>
>>132515769
They made the same mistake in my county. For 10 years now property owners have been living in fear of the day the government might reassess property values. It's been a continual political football, and the go-to excuse for land lords to keep jacking up rent.

Pretty lame. Scares away potential buyers, too.

You can get a house in Maple Ridge for $650k. These are nice places. In Mission, you can get them for as low as $350k. Why do you think immigration is so heavily pushed on us? Who stands to benefit?

People with money, cost of labour is reduced to pennies, cost of housing shoots through the roof.

Reality is prices will never crash in the UK by much, for long, because there is such a shortage. They will just flood us with more third worlders to suck up the slack in demand.

Falling house prices in Toronto probably has to do with recent government measures to institute a tax on foreign buyers and implementing additional credit checks for buying homes. In other words, shit that should have been done 20 years ago.

only falling because of market surplus. the boomers want to cash out of their houses they paid 40k for 30 years ago. the buyers have the upper hand at the momeny because chances are in good areas there are a few houses for sale on the same street, so if one seller is trying to give you shaft, go three doors down and try for a better price. it'll go back the way it was soon enough though

>>132516096

Well, prices are UP 18.5% y/o/y in Toronto

So even if they drop 20% they are still at a high level. It's not like there is some firesale happening.

Real estate is overpriced, but it isn't going to implode. Only the people who have purchased very recently are losing, its been a winning bet for 20-25 years now.

It can't go up independent of wage increases forever - sane people already realize this, and the new foreign buyer tax is also going to slow down any price increase frenzy.

We are just getting to go back to 'normal' pricing that reflects the buying power of the people who are buying

>>132516824

This is true. I think immigrants and foreign investors propping up the housing industry are one of the only things giving people here the illusion of wealth.

You stop the immigration and it all dies.

We are dependant on people bringing money in now. But it has a terrible effect on people already here, due to unaffordablity.

I also get a sense - And I think this is similar in the UK - that we are creating a massive cultural and economic (and ethnic) divide between the few glittery immigrant heavy cities and the old stock smaller cities town/countryside...they are drifting apart.

Of course they have, as debt has been more easily available to the average consumer, housing prices have risen to keep up with the supply of money.

And since we have nobody building low cost housing, we're kinda fucked long term too. Then there's the fucking Levetidsstandard bullshit that makes it more expensive to build housing. Which drives up prices. This means that people who sell their old house will get more money for it so they can get bigger loans for their next house.

It's a fucking retarded cycle.

depends on where you look, most brand new appartments (before finishing touches) are offered around 750k, but they lack furnishing and other options, you customize it and it ends up around 1.5M~2.3m~

Requires putting in an application tho, and those prices obviously don't apply anywhere in Urban oslo, maybe sub-urbs like holmlia/nordstrand (not like there's white people there anymore anyways) :^)

For a start, a lot of boomers who bought a house did so as part of their retirement plans.
If the property prices crash before they can cash in, say bye bye to the plans.
Now what does that mean?
Increased reliance on social security, increased stress on society from the required taxes and assorted family dependency.

As for the primary economic effects of a property crash, think of it as a great depression. Because there's less in savings and bank won't be was willing to loan out as much money, people will spend less which kills demand and chokes the suppliers, costing jobs.
But that's the limit of my knowledge desu senpai

P much the story of entire Sondre Nordstrand and surrounding areas. Was a peaceful sub-urb, then the Oslo based goverment decided to cram every "refugee" (asylum seeker) and other unwantables like welfare recipents all over the place there.

all the bad names... Mortensrud, Holmlia, Hauketo, Bjorndal, Prinsdal... All names from the same sub-urb of oslo, and it spreads constantly.

Comparable to the no-go areas for women in the capital itself, like Gronnland. If you're woman, don't go there alone. Not even at day-time. I went trough the area with my sister, and we know a bunch of arab cuz we enriched and all by living in multicult. parts of oslo, and they didn't exactly say nice shit about my sister.

The weirdest part for me is that when you look at how politicians from Bergen talk about these sorts of things, it tends to boil down to "Why the fuck haven't we bolted the border shut already? It's what the people want after all". But there are still people in Oslo who believe that diversity is our strength. Just how does that even work?

Shootouts that occured between two schoolgrounds, age 6 to 15, where pakis from Gronland ( B gjengen) cane to attack cousins that attended to the schools there of pakis that were in (A gjengen)

Kinda hard not to pay attention to it, when literally all of them, except B gjengen originates from Holmlia.

I'm just glad I'm far away from there, and vote FRP on spite these days.

Why is this a problem?
As long as the reason your housing prices are dropping isn't because your neighborhood is turning in to a crime infested shithole, this seems like a good thing.
Especially since the UK at least is known for having a ridiculous inflated housing price problem, even if I can't comment on the Norway or Canadian one.
You can't expect me to believe people were stupid enough to invest heavily in assumed housing price growth again. That's the only other way I could see falling house prices being a problem. And even then if that's the case, you kind of deserve to be fucked for trying to not only Jew others like that, but for doing a shit job of it.

We've got low inventory cause millenials are worthless faggots who wanna hop from city to city chasing various middle management positions at dumb companies that make useless consumer bullshit and cant save, and cant qualify for a mortgage.
So rents go up 10% per year even though the mortgage payement on your average 2 bed 2 bath are 30% less than the rental payment on a luxury style studio.
Basically millenials are too fucking stupid to plan ahead and don't give a shit anyways because they seriously can't even grasp the concept of getting old so developers are only building shitty luxury style apartments and nobody will invest in affordable housing

I don't get it.

It's not really ruinous* as they still end up paying the same as they would if the bubble had not burst.

It's only harmful to them if they were planning on borrowing further, buying to let, or hoping to sell the property on with a hefty profit.

Again, there is no real harm to their livelihood, just to the profits they assumed they would get out of a risky (as it turns out) investment.

>>132529860
Actually, I guess that you're trying to shitpost, but you have a point, but you're not entirely right.

Let's just start with the city hopping. That's a relatively recent thing, right? So why do we do it? (I'm an M87, so early milennial I guess.)
Because it's how you get a job. It's the only way left to climb the ladder. It means that we won't get married, start families, or any of that shit.
But the Gen Xers made this society, and we can't just sperg out and have ourselves a revolution, can we?

"But you dumb fuck, why don't you save money?" you might ask. Good question, let me explain.

First off, save up for what? A mortgage? They're simply put too expensive and not worth it. That's right, it's not worth owning your own house because the price you have to pay is too high. But okay, we should save up for our pension. I save 5% of my monthly wages in a long term pension investment vehicle thing. But I don't save more money in savings accounts than I have to. I mean, the inflation is higher than the interest rate. Save long term or not at all.

The only way you'll ever get us into the housing market is if affordable housing in non-diversified areas were created. But that won't ever fucking happen. And we both know it.

We're acting exactly like how rational people would under the economic incentives the Gen X faggots gave us. If we're lucky, we can crash the housing market so that Gen Z can have some good luck in their life. Our generation is already fucked, but it's not yet too late for them.

Housing bubble inflates market value of house way past it's actual value.
House owners take up loans to buy the house, take up loans to improve the house, takes up loan for a new car, all with the house as collateral.
Bubble bursts, value of house is now way less than total amount of debt tied to it.

We're not exactly talking quantum physics here, bud.
>>
>>132530709
Correct
>>
Vancouver prices need to drop around 20% so i can buy a house in the hills up in west vancouver. canadians what are you doing to achieve this?
>>
>>132513922
It's not. The cuckpartment plague that's gripped this generation needs to be stopped. Interest rates are rock bottom and if you can save even 3.5% you can probably buy a house and have a mortgage that's cheaper than renting.
The only reason not to buy is if you have good reason to believe you will have a steep increase in income in the next 5 years or you have a decent rental scenario and are already getting >8% yields on your other investments.

But here's the thing about real estate:
>“Every person who invests in well-selected real estate in a growing section of a prosperous community adopts the surest and safest method of becoming independent, for real estate is the basis of wealth.” -- Theodore Roosevelt, U.S. president
If you buy Real Estate in a community and you invest in that community and BUILD something you will be successful. All wealth is tied to The Land. People define their existence through Place. Food, Water, Shelter. All of Life's most basic needs come from Real Estate.

Or (to be less cheeky) if the problem is widespread and threatens social stability enough to warrant it we cancel or otherwise limit the debts on a society-wide level. Then the predatory lenders suffer for their poor decisions.

We've had this shit figured out since at least the 7th century BC.

Rents are already 20-40% higher than mortgage payments in places that aren't New York, Boston, LA, San Fancisco, Denver, Seattle, Portland and Austin.
City hopping is total meme. If you go from earning $80k in Oklahoma City to $120k in San Francisco you're actually getting poorer. People only do it because their shallow and indoctrinated by Hollywood into thinking that paying $2200/month to rent a cuckshed in SF makes you cultured and interesting.

There used to be a time when people invested in improving their own communities. Now if you live in a city flooded with negros then you should move. Nothing you can do at that point. Everywhere else in the US has boundless potential and you can become as wealthy and prosperous as anyone on earth there. Just look at Warren Buffet in Omaha.

Well it's a catch 22. My buddy bought a crack den on a busy street. Property was large though. He offered the owner $150 grand for the house and offered the squatters $2000 each to gtfo. 5 of them total.

Then he demo's the house to the ground and sold the property to a developer who was making high rise apartments. He netted about $85 grand after lawyers, agents, taxes and rental equipment in just over 6 weeks.

The squatters were the main problem. No one wanted to touch it for legal reasons so my man knew that these drug addicts would gladly leave for $2000, go shoot up for a few days and when they came back to continue squatting (as he assumed they would) the place was basically a pile of rubble.

Just saying there are always ways to make money in real estate if you're crafty enough.

The Toronto and Vancouver drop followed the foreign buyer tax on homes.
>10% tax added to purchase
>Prices drop 10%
It didnt really affect the rest of Canada. I just bought a condo in downtown Calgary for $225k and its value is already going up. Eventually the Chinese will start moving towards buying in other cities and Calgary is the 4th largest city in Canada. So Im hoping for that Chinese money to come in a few years when I move.

Also getting that Chinese money from work since I studied Mandarin at school.
