Super cheap properties usually have issues with them or are in rural areas with limited economic opportunities. Nevertheless, there are some good bargains around if you're willing to relocate and arrange your life to conform with the local culture.

Here's a cabin with land that went for $15k. Catch is it was part of a larger development that failed during the recession but didn't have any liens on it. You just needed a good truck since the road in was to be maintained by the developer and then turned over to an HOA, neither of which existed after bankruptcy.

You could get a bunch of investors together and buy up huge swaths of the city but the problem is even though a decent percentage of the houses can be bought, there are sill many infested with niggers that aren't foreclosed or for sale. So you can purchase lots of properties, fix them up, but still be surrounded by violent niggers.

You need somewhere closer to the gentrification tipping point such as Atlanta's Vine City neighborhood. Investors have bought up a huge portion of the homes there waiting for the day to come soon where the gentrification pushing in on that area makes it viable. The neighborhood in the meantime is still shit but the investors have a reasonable expectation that they'll get a huge return on their investment in less than a decade. They are however waiting for the areas to start to change before investing in actually repairing the properties.

i have been looking at homes all over america on zillow for a long time now.
a dozen or so acres of rural land seems perfect, and the prices in america are fucking insane, its cheaper to buy a whole property in america than to even organize a moving truck in australia.
