Because the cost of debt is increasing, fewer people will be able to afford a mortgage, and banks will tighten their conditions. This by itself will cause the real estate prices to stall, and very likely to decrease. After all, unless the foreign buyers are filling the gap, there will be fewer buyers in the market for the available properties.

I've been seeing something similar going on in the US in the past few years. My guess is a combination of two things. First, it's been long enough since the housing crash and no significant signs of interest rate increases such that lenders see it as an opportunity to collect more feeds, interest, etc. at low danger.

Second, the system as a whole sees this as a way to continue pumping up the credit bubble to encourage enough spending to keep from tumbling into stagflation.

I mean, I get paid twice the average salary so my standard of living is pretty good here. Tax is average compared to back in Europe, but your phone bills and car insurance is astronomical. Less than 2% in claims would wipe it out and make the government have to bail it out by increasing taxes on taxpayers or issuing emergency debt in the bond markets, causing the loonie to crash.

Now that prices have dropped from 920K in april to about 750K and will likely hit 500-600K by the Fall (a severe, severe crash that the BiS has been warning about), the banks will be forced to liquidate their mortgage books which will crash the market even further, and the CMHC insurance claims will start flooding in.

It will the crisis of the century for Canada. Major happenings.

The main issue is the total centralization from governments, it makes it way more convenient to live in the capital city than trying to live in a smaller city or a village, you're going to pay the same taxes, have the same regulations, so obviously companies will settle the jobs in the capital city, creating rural flight.

This creates an excess of demand for apartments, this excess of demand is not addressed quickly by the market because of building permissions, regulations, etc, being slow as hell, up to 2 years in some cases before you can lay the first stone.

All these and more matters lead to poor people being excluded from cities and eventually from the economy altogether, as there's no economy elsewhere.

Your solution will not just fail to work, but it will lead to corruption, lobbying, and not attracting investment is never a good idea irregardless.

Banks have lent out a trillion dollars in mortgages for hyperinflated crackshacks while removing any risk of default for them by offloading them to the CMHC (mortgage insurer). At one point, the CMHC allowed 40 year mortgages (in 2008 60% of all new mortgages were 40 year terms), with 0% down (cashback mortgages were a thing with 7-10% cashback), and no maximum loan value. In 2008, over 90% of mortgages were insured by the CMHC

The CDIC and CMHC being wiped out would require the Canadian government to issue hundreds of billions of loonies in new debt, sending the loonie to sub-50 cents, possibly to 20-30 cents or even hyperinflating.
