>get an L1 to appear at the landlord tenant board (costs the landlord $200 to file this form)

>now the landlord has to hire the sheriff to escort them out. This costs $300 and often takes a month before they show up

So about 2 or even 3 or 4 months can go by depending on how big of a sucker your landlord is and you haven't had to pay any rent. Even though you lost at the landlord tenant board if you're on ODSP (disability) or on a pension/welfare or just make cash your income cannot be garnished. Landlord misses 2-4 months of rental income plus $500 plus the hassle of going through the process plus damages, repair, and clean up after the tenants leave.
