Why are houses so unaffordable?
>>
>>130114258

houses are extremely affordable, but nobody has disposable income because of college loans.
>>
gotta keep that GDP up

banks have a lot of book value in them mortgages too
>>
>>130114258
They are affordable as long as you aren't a dumbass with how you spend your money.
>>

>>130114351
This guy is an idiot, don't listen to him

Housing prices have risen far faster than inflation and wages. Cities in particular, the only places where there are jobs anymore, are even worse.

>>
>>130114258
Millennials can afford homes. The ones who can't cannot because they have shitty jobs because they wasted their time in college getting a useless liberal arts/art/humanity/social science degree or some degree in a heavily oversatured field. Now they can't pay back their student loans because they're making shit money, so of course they won't buy a house.
>>
>>130114428
This

our entire economy is based on banks extracting interest from the dying middle class that took out mortgages in order to afford homes prior to 2008.

Our private debt is nearly triple our annual GDP in the US.

Our economy is getting raped by bank speculation and cheap credit resulting in tons of debt.

The short story is labor costs and profit margins for construction companies. Most will have to charge around a 30% margin on all projects in a fiscal year just to get a net profit of say $50,000, which is nothing compared to other industies. Some bars make that in a month. The nigger contractors will give you a lower price but they will cut every corner imaginable, cheat you on square footage, and bribe every inspector so that their pile of shit passes inspection.

The Boomer Generation needs to believe the illusion of high value home prices or they might be able to revolt still. In 20 years they will not be able to revolt and home prices can crash or 100,000,000 non whites can be imported to America to prop up home prices. What the (((Elite))) decide to do might ruin their (((elite))) decedents. If they even care about anything but themselves and their assets.

They aren't. All you have to do is not be so ruined by bad decisions you can't afford basic shit. You could even do it with a minimum wage job.

As long as you aren't living on the government's dime then it's probably the same as the rent you're paying now. Probably won't work if you're living in the middle of a city, but then that means you probably shouldn't be there in the first place faggot.

Only thing you need is good credit and some money saved up, same as when you get a car. You'll need to have a little extra in the event something breaks. Unlike renting, you can't rely on anyone else fixing the important shit.

Houses are not unaffordable, white people are just fucking retarded.

I live in Quebec and my parents live in Vancouver, BC. My dad has at least 12 different properties that he has full or partial ownership of. I am about to buy a house in Quebec which I was just rent out to dumb white people.

The reason why morons can't buy a fucking house is because they don't like the stress and the intellect involved in it. They don't want to learn the game of buying a house, letting it appreciate or renting it out while you work and buy a house that you yourself live in.

Honest to fucking god, NONE of my white friends that I graduated with, NONE have a house. They either live in an apartment or with their parents.

These indexes don't mean shit for states like Georgia. 2/3rd of the population lives in seven counties(out of 159). The average cost of living is going to of course be lower when you consider houses in South Georgia cost $50k whereas you better have $200k before you even start looking for something in the metro Atlanta area.

Not really the problem of the homeowner. Should the homeowner take less than someone is willing to pay for it just so it can be 'affordable?'

Also all that happens if EVERY wage/salary rises (including construction workers to build the house, landlords to manage the property, real estate agents to sell, landscapers to maintain in the meantime), it just rises the price of the house on the back end anyway.

A lot of the regulations passed under Obama make it a lot harder to get a home loan now too. You HAVE to get it inspected and everything HAS to be up to code to get the loan. You can't just buy it cheap and fix it up yourself which is what people used to do to afford a home.

the homeowner should not have the opportunity to make those kind of gains if the opportunity comes due to poor governing and foreign capital.

If the government was doing it's job it would be protecting its citizens by only allowing citizens to purchase and hold a residential housing deed. If foreigners want to buy the houses they can become citizens and then buy the house.

They also need to introduce measures to prevent wealthy owners from buying all the properties without intent to occupy. A few rich people could potentially purchase nearly all the available properties with the intent of locking out the market.

Canada is shit though when it comes to citizen protection though so no elected official will ever do what's necessary.

Find your parents or a friend to go in on the house with you. Find someone you trust. Let the house appreciate then refinance the house and take out a loan against the house and buy the other person out by taking the percentage they put in initially and applying it to the new price.

For example: you and I buy the house for $1million. I put in 50K and you put in 50K, which is 5 percent. Put it up for rent ASAP. Let the house appreciate. Let's so it goes up to 1.3million. You pay me 5% of 1.3million, and you are the sole owner of the house. Sell it when it's a smart and then rinse and repeat.

Also look for big lots when you have money in order to entice developers.

Building a house on raw land or partially developed land is cheap none of you will put the labor into it because you want to pay for overpriced labor to do it for you or buy shit that old and over priced.

Buying used can still be very affordable however, depending on state and your standards. Don't be shy of a trailer because they can be easily(about 60-80%of it) recycled into an actual house.

A property is just another commodity or asset. If the government can place price ceilings on housing, than you could justify them putting price ceilings on anything else.

If you own the house, it is yours to do as you please.

And while I dont care for property taxes on principal, theyre at least a safeguard against market 'lockout'. There is a break point where buying property just to sit on it becomes a source of tax money just bleeding out of ones pocket.

Just wait. Save your money. Work on your marketable skills. DO NOT GET YOURSELF INTO DEBT IF YOU CAN'T PAY IT OFF IN A FEW YEARS! NEVER TAKE OUT MORE THAN 5X YOUR ANNUAL INCOME ON A MORTGAGE. Be realistic. There will be a massive correction in the near future. The housing market is being fueled by low interest rates and sleazy lending practices. The low interest is coming to and end. It's exactly like 2008 but different, and much, much bigger. There are safe assets to save your money that will help you buy a house in the future. this would never happen because if they own all the rentable properties then they can increase rents to offset property taxes. A property should NOT be considers "just another asset". If a small group of people controlled the only source of fresh water and made its purchase unreasonable for the majority of the population this would not be acceptable either. Shelter is literally a basic requirement to survive. Unless you are going to argue people can move back to the forests as an alternative, safe, affordable housing in a country is a requirement for survival. Foreign investors have profited at the expense of actual citizens. They have made their money by exploiting their own populations through virtual slavery, thievery and human rights violations, then taken the tainted money from their own country and are trying to profit further by exploiting our citizens. This is not ok and I'm seriously shocked anyone on /pol/ would try and defend such actions, even for the principle of "MUH FREE MARKETS"

Some markets need oversight and regulation. A countries food supply needs to have oversight so a small group of individuals can't kill off millions. Water needs regulation so people aren't poisoned via incompetence or malice. Housing needs regulation so people don't become homeless, turn to crime and destroy society, among other things.

>>130117981

yes, foreigners SHOULD have to wait to own property, even for 10 years. Some world cities have this wait, or longer in order to protect local families. This is a good idea. Residents or temporary visitors can rent while they become citizens.

The problem is that the majority homeowners are banks. When the bubble burst and people foreclosed, the banks scooped up the properties AND mark-to-market rules were suspended in order to keep the banks solvent AND the Fed stepped in and printed hundreds of billions of dollars on mortgage backed securities, so that asset owners wouldn't go bankrupt.

All in the name of (((financial stability))). The system is fucked. And what's more it was planned this way. The elites do not want most people to be independent homeowners with large families. They want immature, atomized NEETS living in apartments with no children.

Wages have gone down since outsourcing and mass immigration started in the 70s, not up. We have gotten poorer because we have destroyed our productive, industrial economy and replaced it with worthless financial gambling and speculation.

The whole "black lung" conceit is nonsense because the US has fairly high environmental regulations compared to China.

Eat a little loss for more disposable income you can save save save.
Put it in an online bank, like ally, so it's hard to get at, away from your normal checking account. Leave only 200 a month for you plus mandatory bills money
See if your county or state has first time buyer down payment assistance. You'll pay a bit more in interest but you'll have a house and build equity
Don't be stupid anon, make sure you can afford the whole thing with no roommates if it comes to that, before food and gas money. Buy within your means, and channel your inner trump to pick one that is in an area that will go up in value.
The shittiest house in the nicest area you can qualify for.
I bought this before I turned 26 making $60k/year , it's possible to do
You will have to suffer for 1-2 years like this until you have your down payment. Don't forget your bills anon, setup e billing in your online checking and schedule auto bill pay for the minimum for your credit cards, pay your rent from there too, on time. Your credit is your value as a man. Don't be a 540 Fico nigger, your goal is 740
If you are in your early 20's get a credit card and be careful, you need to spend a little and pay it off, every month, build some credit history when you're making $9/hr so you can take out big boy loans when you make $18+
Don't fuck your credit up, minimum payments are a ok if you're juggling a few things for a month or two, but never miss a payment and always commit to paying it off and not having fun for a month or two if you have to.
the feeling of being out of Jew debt is worth the pain of paying 1/2 month pay sometimes.

All I can tell you is that markets are cyclical
Look at Philly for example.
All the whites moved out so the properties were cheap and owned by niggers who didnt take care of them
Now all of a sudden urban living is trendy and a whole bunch of new yorkers outspent by the Chinese are moving down to the sixth borough en mass.

You have to keep an eye on the market, sure, but buying appears better than renting in the short term as well as the long term, depending on your market.

A government that doesn't want to raise its GDP would be the worst government as inflation would climb without money to pay for it. Not to mention you would have way less social services like road maintenance, fire, waterworks, etc. Why do you think China was able to fund all those pub projects over the last 30 years? It's because they had the highest GDP growth in the world.

It's a survival mechanism.

When you're young and not in the system, you want in, and you want it to be good, fair, easy, etc.

When you're old and already in the system, you want everyone out, you want all the benefits of the system, you don't want those fuckers stealing your benefits. You worked for it!

It sucks, but hey, we'll be like that too once we break from the stresses of constant jewing. At some point we'll be more than content to have a small slice of the Jew's pie.

>urban living is trendy

It's "trendy" because the government has been systematically moving "diversity" (blacks) from the inner cities to suburbs through Housing and Urban Development programs. Millions of blacks are pouring into formerly white suburbs (see: Ferguson Missouri, 20 years ago it was 80% white, now it's 70% black) by the means of federally built low income housing.

Whites can't move to the rural countryside because there's no opportunity there so the only logical step is to move back to the now partially "cleansed" inner city.

Union membership was mostly crushed by the late 70s-80s under Carter and Reagan.

Boomers have always loved cheap labor ever since they became the landowners. That's also why they supported Regan's amnesty policies.

In the future everyone will have a few properties they rent out. They themselves will rent where they live from someone else.

Negative gearing and what not encourages people to own investment properties but not personal properties. So the end game is everyone renting from everyone else?

>bubble about to pop

Yessir. It's sad how many Millennials speak of the 2008 recession in the past tense, when it was simply hidden by FedRes magic, festering the entire time into the sour-ripe bubble that will kill our generation, literally it will kill many of us, through stress, depression, kys, boozing, accidents due to compromise.

Even /pol/ falls for the MSM's projection of reality as real life, with all the bullshit tranny/SJW babble. I drive around the neighborhood where I grew up in the South, you'd think it was the 90s. But what's changed is far less interaction of neighbors, more minorities booming nig muzak in the distance, and clearly people are hurting financially. At the local parks, I rarely see white families with happy parents. Even from afar, you sense whispers of financial worry and exhaustion, while kids play.

Quiet desperation. Houses are things to flip, no souls to make them homes. Families are abstract things in (((movies))) to most millennials, and relationships take serious tolls on us now. Look at how the (((NWO))) toys with Trump, into summer, the same fuvks who did 9/11, a starter pistol, their carrion call on our gen.

People are in denial. Someone said it best, our destruction is clothes being worn five years longer, health checkups becoming a thing we put off, summers in a dark fog of Netflix. Pill overdoses, which are rearing their head in my family. It's like seeing the baseball diamond that was the 90s form a NWO pyramid before your eyes, but no one sees it yet. The bubble bursting will be the alarm clock rattling. Game over.

Banks are not selling land and houses for high market.

Have you even seen the price of foreclosed houses? A boomer or home flipper will sell the same house at $100,000 vs. a bank foreclosure selling the house for $20,0000 or even less.

I just saw a house that was sold for 8 thousand dollars by a bank, which immediately the owner fixed a few things and relisted it for 120 thousand.

This whole thing about "evil banks", it's bullshit. Banks deal with money, they don't want to deal with owning property and land. It's not worth anything to them when they are holding it.

> The problem is that the majority homeowners are banks.

No they are not. The majority are private sellers, trading in private markets.

I'd say half the time the houses are up for sale, no one knows except for exclusive lists for exclusive members of those lists.

This is how the network operates, your local fat cats who keep hidden and run areas like little mob bosses.

The banks are more than willing to sell you a house for far less the inflated market value.

It is true however, a large amount of properties, especially commercial are owned by jews, who hide their names and even as a potential buyer, the deals are made anonymously through a middle man.

They don't want you to know that the same jewish family owns 3 or 4 blocks of commercial properties in your local area... it's how they control local markets and bleed the wealth out of the local areas.

None of the above. Homes are expensive because the rest of the world got more prosperous relatively and we let them buy land here even if they don't live here and in unlimited amount. Houses built in the 80's for $50-70k are now $370k

There has been a 600% increase in price, and about a 580% increase in demand.

Price simply reflects demand. Stop letting foreign millionaires buy apartments and homes to rent here. It's a solid return on investment for them especially when the property itself raises in value.

We can larp all day about solutions but the bottom line is it's a crazy money machine and it will continue until the entire country is like San Francisco or we ban/limit foreign ownership.

This is because it makes crazy high taxes on capital gains among the investment rental property community. It's worth paying to investors, but normal homeowners don't see it so citizens don't care.

You can't afford not to buy a house actually. They always go up in value right now. So much so that it's nearly impossible to not make a return even if you never rent it.

https://www.census.gov/construction/nrs/pdf/uspricemon.pdf

Also there is inflation going on, so that accounts for the rest of the growth curve.

Since average salary is not increasing, you generally won't have more buying power later. You should take out a loan and buy now. It will have a major return in most places in a few years. Ex Housing in Tampa by square foot has increased in cost 50% every 3 years for the last 20 years.

On those loans you have to pay mortgage insurance throughout the life of the mortgage. Have fun wasting hundreds of dollars a month because your cuck ass couldn't save 20%.

You're missing part of the equation, like all the other speculators.

There is an actual limit to how high property values can go in relation to wages. If they get so high that wages just can't keep up at all, you'll see alternatives spring up like more trailer homes, people living in their cars, because people just simply can't afford it.

And when the market stalls, you see the great bubble collapse. This is not a cycle that can last indefinitely. The government can try to put supports in, trying desperately to keep the bubble up, but eventually it will fall, and it won't just fall with prices, it will fall with death counts, with riots, with fucking madness.

Personally, I'm not in a position to buy, and honestly it seems like making money off the devil's work.

You see the stirrings of that now with the rise of "simple living" and "van dwelling" being painted as a fashionable thing, when really it's a reflection of an inward concern.

Being honest, I think the governments will just keep bailing them out to kick the can down the road.

Isn't that what white people do on a daily fucking basis?

At least I helped pay for my dad's success. You morons take credit for the murder and plunder done by faceless ancestors that you MAY be related to.

That's right, but places like South California show us that those prices can still grow a lot. The whole country can't get that bad but it can get a few times worse than it is now before it really breaks.

Right now, rent is typically under 1/3 of someone's income. This trend continues until people are going into debt and working extra jobs, and the whole low end of the market is forced out of an area or into trailers/ultra small homes/communal living.

In 50 years at this rate it's going to be normal to spend most of your income on a place to live, even for people like engineers at 6 figures. Imagine rent for $90,000 a year. We are on track for that. Assisted living already costs that much. It can and it will go there. Jobs will grow some, but mostly people will find more ways to divide up the costs, like having room mates.

I bet you went into a field that requires a degree but doesn't care what that degree is.

>35 years old
But yeah everyone is taking student loans, then working the same shit job they were before. That's why young people can't get a house. Also nobody is getting married anymore which certainly isn't helping

Work in a trade myself but I'd probably hate life if I was working in the service sector or a monotonous office job.
