1a. Rent isn't that high in a lot of cities. You just have to live a little further out. You're not going to live 10ft away from work downtown, or have an ocean view apartment if you're not a millionaire. This has always been the case.

1b. Public transportation is the bare minimum for being a real city. People whine about SF/Silicon Valley/LA etc commutes because you have to drive in shitty traffic. There is no public investment worth more than public transportation. Everyone's cheaper apartments would be massively upgraded if shitty cities would pay for trains and more buses. You can afford to live further out if you can take the train. That's why SF and LA suck--you live far away and you can't take the train.

2a. One reason rent IS high is NIMBYs, especially in Western cities like SF, LA, Denver, Seattle, etc. Everyone wants to live in a dope city. All the boomers who own property there vote to ban anyone from building any tall buildings anywhere in the city. So LA and SF are a vast hellscape of low buildings stretching off into infinity, everyone pays ridiculous rent due to low density, and getting anywhere takes a full day.

2b. In cities like New York and Boston, you have the problem of truly excessive luxury building construction. Everything is multi-million-dollar apartments. Partly because builders know they get the most profit out of those projects (until the bubble bursts again and they all go on food stamps), and partly because foreign investors and people with like 10 homes create artificially high demand for housing at that level. They pay for it, but in reality no one lives there. Combine this with rent control and public housing, and you shrink to almost nothing the supply of housing that is available to the actual market of actual human beings with actual money and needing actual homes. So there, the housing market is constricted from above by the domestic and foreign wealthy, and from below by the government.

People used to be able to save up and buy a house without a mortgage. Or if people did get a mortgage they would make like a 20-50% down payment. Let me explain our problem to you, especially in the West. A long time ago people bought up a bunch of property. Those people mistakenly believed that property can only increase in value, and that it's the best investment because it will increase forever and one day they'll be millionaires for doing no work.

Their property did go up in value because people kept moving to where they lived for work and city life and all that. When people started to build tall buildings to live in, the property owners got upset and passed referenda that banned tall buildings. These people are called NIMBYs--"Not In My Back Yard." They want their property to be near a big city and to have cool things around it, but none of that may infringe on their view of the hills.

Because of NIMBYs, cities like San Francisco and Los Angeles have become enormously wide and short. Everyone is paying tremendous amounts of money because few people can occupy a given space, and everyone drives at least an hour to work because NIMBYs don't believe in public transportation, either. That's why you hear about Silicon Valley tech workers paying $3,000+ to live with roommates in the city.

In Norway, where there are only 14 people per square kilometer, this might not be a big problem. In America, where there are 35 people per square kilometer, it is.

This is especially exaggerated in cities. Oslo's entire metro area population would not be in the top 10 of US cities proper (not including metro area).

There are many factors showing this is not a bubble. First off, fixed rates are ridiculously low right now. Also new construction is lower than it has been in much of the U.S. right now meaning the inventory is staying relatively the same. Bubbles are made by over building in the suburbs and that is not the case in the U.S. right now.

A market shift is underway but will even out soon. I can only speak about the U.S. though.
