We overbuilt. The US has about 50% more retail space per capita than Canada, and 10 times more than Germany.
The American economy has been sustained for the last fifty years on infinite suburban expansion. The government builds and expands freeways out into the suburban frontier and grants tax breaks to developers if they build shitty buildings that fall down in 20 years. We've finally hit a point where cities have physically expanded to the limits of highway transportation, and this came at the same time that online retail started eating the anchor stores' lunch. Top all that off with falling disposable income in the age brackets malls have traditionally target and the whole system starts to fall apart.

A lot of dead malls are renting out their former stores as office space and gyms. Malls that are in bad locations are going to die since there's no economic activity to keep them there, but the retail space in good locations isn't going to waste.
