I own a 13 acre slice of heaven in the midst of nowhere that I inherited. It appraised at $140K. It's old pastures and 8 acres of trees bordering 30000 acres of federal property. We go camping, hunting, and fishing and love the place so I recently checked into it myself. Aside of the cost of the house the figures were the salesperson pulling numbers out of thin air...while trying to make a sale....so I'm sure they're a bit on the low side.

Buy a Tuff Shed (or similar building) and upcycle it into a home. You can find many videos on YouTube by others who have already done it.

Figure about $40k without the cost of the home.

You need a well for waterm, spetic, and electric run to the property. You'll need a foundation, or a basement if you're smart. You can out a trailer on a gravel pad and save money, but I wouldn't advise it.

Absolutely. There was a repo we looked at for 35K. Still needed the rest of the shit and was out of the question. We've got a cabin (the kind like you'd see in the parking lot of a store for sale) out there now. Check with the county for zoning plus local ordinances. My county charges $8,000 for a mobile home permit and it has a year cutoff on age of trailer. There is also a wait time while they decide if they let you put a mobile on your land even if zoning allows.

Just buy a nice piece of land and then buy a fully decked out yurt. A really nice insulated yurt will run you around 10-15k. I guess you could get a nice little trailer for about 15k as well.

You better have well over 100k to even start thinking about buying land and putting your own house/modular home on it.

I live in the middle of nowhere. Land 10 years ago was dirt cheap. You could buy land for $1k an Acre all day. $2k an acre was expensive.

Then they found natural gas. Pretty much my County was the epicenter of where they really started drilling. Now you can't touch an acre for less than $20K if you want any mineral rights.

Problem is, if you buy land without the mineral rights, the gas company can level most your land and put a compressor station in it at any time, and you get nothing.

It depends on the location. Most city jurisdictions wouldn't allow it, but if you buy land in a rural county, you should be able to. Expect to spend ~$100K tops. You can get a brand new single wide for ~$45K and then say $20-30K for land. Then getting utilities hooked up, a deck for the front and back door, a shed for storage, etc. You could buy an older trailer for much less but they're money pits. Newer homes aren't much better. Expect to be replacing one every 15-20 years. If you are handy and/or know some friends or family in the trades, you could build a small cabin which would last much longer.

Not where I'm at, too rocky. Further down in the valley are fields and MASSIVE green houses. Climate is mild if not hot. My windows have been open all night since Sept. Raised garden beds and green houses are indicated. Cash crop is pot. Easy to supplement veggies.coworker has bumper crop cuccumbers. I had gourds volunteer this year and last.

Coyotes and pronghorns are common, like daily.

Sunsets and rises make for a great state flag.

My house is 3 beds 2.5 baths. I wanted that because it has a master bath, full bath for 2 spare bedrooms, then a half bath for guest. Living room/dining room is one big room for open concept. Then it has a full finished basement where I have laundry, water heater, etc. Right now it's just storage space. I use one spare bedroom for my office and the other is also storage. When or if I ever get married and have kids, I'd have 2 so they each have their own room. Convert the basement to my office on one end and play area on other end.

The land is also pretty decent. It's only 0.9 acres but suites my needs. I have a 2 car garage that holds all my fishing gear and home gym. Then have a small shed for my lawn mower and yard shit. Besides that, it has a long drive way and extends to the side of the 2 car garage where I keep my boat. I plan on planing a bunch of fruit trees and a raised bed garden. My plans at least. I'm extremely lazy during football season.

I only paid $213K for this place a few years ago and it's already worth $240K. I put $50K down and live comfortably off ~$2.7K take home a month.

I'm at a friends house near Salida, CO, its backyard is hundreds of thousands of Rio Grande national forest with alpine tundra mountains, across the road are smaller mountains with dense pine and aspen forests and juniper savannahs. The property is 42 acres in a valley with a big field and a nice creek running through it. Down the road is are the Sam Luis valley and sangre de cristo mountains and its about 30 minutes from salida which is a decent sized town with lots of shopping. Yet this place is right next to the wilderness, the neighbors are all at least half a mile away and you can see lots of stars at night and lots of wildlife. It has two house, the main one is 4 bedroom, 2 bathroom, solidly built, only a few decades old, has full electric and heat and sewage. Probly a few square thousand feet. The second house is a bit smaller but not bad either. There's a garage, large sheds, greenhouse, and a horse pen. And the guy who owns it wants to sell it for 270k. So my point is, you can get really good deals on houses that are very rural and outdoors if you want to. If my friend doesn't buy this house ill post the craigslist ad on here and see if any of you autists want it next spring cus its pretty fuckin sweet.
