She doesn't own it.
Her grandmother owns it and she is an adult who still lives with her family which, as we all know, is kind of pathetic. While Rarity lives by herself away from them except her sibling who she is more of a parent to than her actual parents and is moving up beyond where she started on the social latter.
Applejack on the other hand is stationary in her position in the grand scheme of things and is not moving up any time soon.
