His goal is not to be a millionaire, from what it seems, its to support himself. With little outflow, even with inflation and zero inflow, 40k could sustain him for a good long while, and assumably all its doing is growing.

You really only need to be looking at the interest accrued on that loan in a year. Which in '08 was pretty low. Like $700 per year on a 2% interest loan.

Make your minimum payments and throw the rest towards your investments and you're going to be doing even better than throwing all that money at loans. It really doesn't always pay to quickly eliminate a debt. Consult a certified financial planner to learn what an acceptable level of risk is for you.

Thats, at min, before intrest gain, 3000 dollers per year. Assuming 3% intrest on 35k (and assuming he can put that away and make min payments), that 35k will make him 1050 dollers per year.

He spends 3k on the loan, he makes 1k on the principal of 35k, annually. A 300% fucking loss per year.

In this case, you pay off the loan.

Do you not understand how paying off a loan works? You pay off the monthly accrued interest first then pay against the principal. So again, as I said, you only need to consider the annual accrued interest on the loan since you will always have to pay off the principal.

Alternatively, instead of paying off the whole loan, you might want to pay off a large chunk of it so that your accrued interest becomes very small, but you continue to make on time payments to improve your credit which will in the long run save you even more money since you'll get even more favorable terms on your next loan.

Further, I've used a very conservative rate of return for this theoretical investment. It is possible to do much better if you decide to take more risk.

That all depends on whether the house you're paying that mortgage towards isn't going to be worth less than when you bought it.

You buy a house, it's worth $300K, and you put monthly payments towards paying it off for 2 years. Say $1K a month.

At 2 years, the market tanks and you're left with a house that is worth $180,000 but you're still paying the mortgage on a house worth $300,000.

Who gets fucked here? YOU. Even more so if your loan is variable rate and the interest rate is set at like 10% or 20%.
