The Free Market has nothing to do with the current state of cities.
Ghettos are a result of government intervention. They thought they were doing good by building cheap housing for the poor (aka The Projects), but what actually happened is that they forcibly relocated poor people next to other poor people. Everyone around them are complete strangers, they all need things, so they commit crimes to get them. The end result is that the entire neighborhood goes to shit, and the fallout causes housing prices to hit the floor, causing anyone worth a damn to move out, making the problem even worse.
Moral of the story: Do not allow your government to handle the immigration of large groups of people. It's always some FEMA camp bullshit that no one likes and always makes the problems worse. The only people who can handle that load of shit are the military, and that's because the government runs a tight leash.
If you want an example of a city planned by the Free Market, look no further than Irvine, California. Note how only one company was in charge of the whole thing.

My city doesn't have a real skyline cause the "mountain" from which the photo was taken has to stay the highest point of the city by regulations. And it's like 230m tall or something.

Its because the entire place was built to be navigated only by cars. The entire basin was filled with suburban sprawl. There is so many cars that the fumes add up to that. 1300 or 3000 people (cant remember) die every year from the air quality.
