I purchased the house my parents live in and then the house next door. I converted their house into a duplex. They live for free and help with the landscaping.

I manage the tenants from two states away. They know my parents are on site and keep things peaceful. I did lose $5,700 one year because of some shut tenants though.

I also was involved in a lawsuit for several years with another.

I'm lucky to own properties in a state where I can evict in 14 days for non-payment of rent
