Portuguese had superior naval technology for long distance oceanic voyages without stops.
did it even possess adequate surface area for the sails?

Those size estimations are perfectly fair. There are records of similarly sized grain ships in Europe since roman times, that only stopped being made due to lack of need (no Urbs to feed = no need for grain supercargoes).
If I'm remembering this right, the Chinese mostly built flat bottomed boats as a result of their experience with riverboats, which made their equipment unsuitable for open oceans.

It probably helped that south east asian seas are pretty shallow and ridiculously treacherous. Most traditional ships in the area were flat bottomed (and even had compartimentalized hulls), even those of seafaring cultures.

Chinese were pretty awful seamen. Most of the sailors in China in places like Canton were foreigners from Zanzibar/Swahili coast, Arabs dominating the trade, people of Ceylon and other islands that they picked up along the way during trading and boat repair.

Song Dynasty had pretty good sea-going vessels but the Mongol Yuan dynasty used flat-bottomed boats for their invasion of Japan either because Southern Song style ships would have taken too long to build or due to deliberate sabotage by the shipbuilders, which was part of the reason why they all sank in a typhoon.

I was wondering about that, I doubt that wood is sturdy enough to keep that gigantic thing from collapsing under the strain.
