I agree, however I already have a 6600k and a Rx 480 for my 144hz Freesync display. I could sell my card for a 1070 or used 980ti, but I'd lose my freesync. Cpu isn't worth upgrading yet besides juicing a little more OC.

I'd actually advise going with some VIA-based P3/ Socket 370 motherboard. You have a large choice of CPUs to choose from (I think even Mendocino 466/500 MHz CPUs work) and Tualatin support.
I honestly have one and the only thing that stopped me from using it was due to bad RAM sticks that somehow interfered with the GPU I was using (a MX440 AGP8x).
Your choice though, but I had better experiences with VIA 694X Socket 370 and Slot 1 motherboards mainly because;

>1.5GB RAM maximum possible
>native USB keyboard/mouse support under DOS
>ATA100 (I think) IDE
>Universal AGP (4x speeds tho)
>Tualatin support for 370 boards
