I have an i5-750 still and games run great because I upgraded my graphics card. CPU doesn't need to be upgraded until there's a huge leap in technology.

GPUs and especially GPUs don't improve that rapidly anymore, and newer games are designed to work on a wide range of systems. if they only ran on high-end computers they'd lose a ton of potential costumers.
