1,6,11 overlap stuff. There is "use only those" meme OP has fallen for, which is true only if you had 3 APs. When you have 30 APs, each interfering with some other, but not all, channel overlapping starts making much more sense.

it's probably due the neighbors' dumb routers. it's these stupid things that pick less busy but overlapping channels.

If not using WPA2, you can crack the passphrase in less than a day and then change it in their router settings.

When I lived in LA, I had this problem. 50+ SSIDs in range made my 2.4 GHz wifi unusable. I switched to 5 GHz and the problem was solved instantly.
