2. You're not warming up/cooling down/stretching properly.

You should do some light cardio for 5 minutes before and after your leg workout. Gets blood flowing to the muscles (muscles aee more efficient when warm) and helps clear out waste products afterwards. Stretch after the cardio. Give it a try.
