Im wanting to render around a window im going to guess each side is around 3.5 meter squared then under it maybe 2.5 meter squared.
so 9.5 meter squared altogether.
How much sand and cement should I buy to cover this whole surface ?
Do I need to add in lime ? Someone told me a while back its not needed.
I also want to add in a water proofer do I add this into the render or the plaster (when i go to skim it)
oh and do I need to pva the walls beforehand ?

You should worry about fixing that leaky wall before "rendering" it.

Sand and cement are solid tangible objects in the real world, they have a volume in m3
The two units measure different things, you cannot convert between them

well from what IVe read I want to put on 2 coats
1st coat 5mm second coat 10mm
all while using a 4.1.1 mis (s.c.w)
how much materials should I order ?

some cements claim to be pre mixed.
bear in mind there is no such thing as a perfect mix for all applications.
