hey everyone, First-time homo-ner here.
I need to upgrade the appliances and other DIY type things. I'm handy and can do a lot around the house, what are your favorite appliances, favorite upgrades, favorite everythings?

I'll attach pics of my place.

>I need to upgrade the appliances
Says who?

That fridge looks recent enough. The stove can stay. It's mature technology. I can't see the dishwasher. If it's old enough to have clockwork instead of a microcontroller, I'd replace it.

Is this a condo or house? If someone is living above you, that ceiling fan could be a severe bother, with its intense 120Hz hum. Don't be a dick, and stop using it indefinitely after the first complaint, so you don't get murdered.

It's always nice to have something forcing air through HEPA, like a central system or standalone unit.
>>
>>1185601
Condo. I am the top floor.
The stove and fridge are about 4-5 years old, the dishwasher is ok at best, it has analog stuff and it doesnt wash the dishes that well, I want to upgrade to stainless appliances while im at it. are counter depth refrigerators worth it or are they just a luxury?
>>
>>1185597

A dryer's job can be done with a fucking string and some glorified paperclips.

Washer is objectively superior.
>>
>>1185602

You are being influenced by popular trends, and ignoring the issues you need to deal with first.

1: all of that awful light cabinetry. It looks like a lake house the gay uncle decorated in 1997, on a budget, taking cues from rural North Dakota trailer chic. It was his way of getting back at your grandmother.

Replace with dark, non-trimmed, floating cases.

2: Carpet. Gone. Replace with the dark laminate used in hotels/ballrooms. Entire place. Looks li!e wood, doesn't scratch, can be hosed down when visitors vomit from seeing...

3: That fireplace. Jesus H.

4: Those vertical blinds. Nope. Ross and double drapes. Nickel chrome is out, go with brass fixtures and, while you're at it, replace that Wal-Mart ceiling fan with a chandelier. Also brass.

5: Bathroom. Dark marble, dark cabinetry, dark tile.

6: Invest in good floor lamps. Several.

7: Repaint everything any other color than HUD white.
>>
>>1185602

Cont.

You have an apartment that hasn't been updated in at least 15 years.. You need to start adding value to the structure. Now.

The appliances are of literally no consequence. If you spend your money on that, instead of updating the space, you will simply have horribly out-of-place machines in a space that looks handmade for alcoholic first wives, elderly gay men, and single mothers.

Regarding point 4: "Rails" and double drapes.

Cont..

It's got decent light. OK ceiling height, too. Keep the furniture clean and low, and avoid bright lighting. With darker walls, wood floors, brass or bronze fixtures, and soft lighting the space will open up nicely.

8: Tile the kitchen walls and replace that counter with either complementary tile, or stone. Rip that vinyl up and use the same laminate as the rest of the house.

9: Replace the doors with ones that don't make you look like a disabled adult being kept by his elderly parents.

10: Most importantly. Tell the woman bitching about "old" appliances to shut up and start picking out paint and fixtures.

Seeing as how the concepts of private ownership, a functional economy, and personal taste are clearly unknown to your socialist, debtor nation citizen, ass; you focused on a silly picture instead of the rough outline of 4 years and 38 houses' worth of experience purchasing and remaking decent, dated places like OP's into homes that command market-leading rents. On

How long is the waiting list in your country for a "flat" with a hot water heater that works?
>>
Does anyone have any ideas for new cabinets? or where in California to get them for good quality but cheap?
>>
>>1185844
What do you suggest for a fireplace or what I should do with it?
>>
Speed queen for washer and dryer.
>>
>>1186219
Build your own.
With some 9 ply baltic birch ply, with a veneer of your choice.
>>
>>1185844
Carpet is good in apartments for dampening noise. I'd advise against removing it.
>>
>>1186228
My building's laundry room has those. I'm not allowed to have my own. So I do laundry in dad's better machine.
>>
>>1185609
Washer's job can be done by throwing dirty cloths into a stream. No extra hardware like string and clips even needed.
>>
If your gonna replace them get the simplest available replacements.... fewer potential problems. Also the dishwasher probably just needs its sump cleaned out... looks like a frigidaire style in which case the ring in the center around the lower spray arm under the bottom rack should twist a quarter turn then come out... clean the screams then run some dishwasher magic (brand of cleaner) through it... you might be surprised at the results
>>
>>1186399
so why not spend $500 on a new dishwasher, what could I spend that on instead?
How much are cabinets?
How much would granite countertops be?
How much can I expect for a tile floor?
How much would it be for carpet?
Fuck!
>>
>>1186614
Why bother with all that when it will still be a shitty condo? Are you hoping to impress women? Granite countertops are annoying because you have to use coasters to prevent stuff shattering.
>>
>>1186614

How did you buy a condo without understanding any of this?

How long was it on the market before you got it?
>>
>>1186634
6 days.

I do understand a bit, I just have no real idea about the california market and desu im lazy and want to hear what you all have to say.

but the sincere question I have is this, is it worth it to get new cabinets or should I just get them re faced?
>>
>>1185590
install proper range hood and get rid of that nasty carpet
>>
>>1185844

>1: all of that awful light cabinetry. It looks like a lake house the gay uncle decorated in 1997, on a budget, taking cues from rural North Dakota trailer chic. It was his way of getting back at your grandmother.

>Replace with dark, non-trimmed, floating cases.

Or, just get the cabinets refaced. Would be much cheaper than replacing everything.

>2: Carpet. Gone. Replace with the dark laminate used in hotels/ballrooms. Entire place. Looks li!e wood, doesn't scratch, can be hosed down when visitors vomit from seeing...

Go with engineered hardwood. Similar price to laminate, but will add more value when you resell.

>5: Bathroom. Dark marble, dark cabinetry, dark tile.

With no natural light in the bathroom (that I can see from this angle), you'll be shitting and showering in a fucking cave if you put dark everything in there. The Home Depot special cabinets have to go, but a medium brown wood will look better. Light tile and lite vanity top.

>8: Tile the kitchen walls and replace that counter with either complementary tile, or stone. Rip that vinyl up and use the same laminate as the rest of the house.

I assume you're suggesting to put up a backsplash and not actually tile the fucking walls, which would be idiotic. But yes, set fire to the countertop. Go with quartz: slightly cheaper and easier to maintain than granite.

And if you go with brass fixtures, I will hunt you down and fuck your decapitated head. You want to look like North Dakota cabin? Go with fucking brass. You want contemporary? Go with brushed nickel. Craftsman style? Go with oiled bronze.
>>
>>1186614
>How much are cabinets?
A 10x10 kitchen, roughly what you have, will run you $8k at least, and that's if you go with the cheapest shit you can afford.

>How much would granite countertops be?
~$70-$90/sq ft. Measure the current counters, add 10% for waste to estimate area and cost.

>How much can I expect for a tile floor?
Don't tile the floors unless you want to recreate an Italian brothel. Wood. Floors.

>How much would it be for carpet?
~$3-$8/sq ft, depending on quality. You can always spend more, but unless you have kids or pets you don't need $15/sqft, stain resistant carpet. You're an adult now. Learn to take care of your shit.

>Fuck!
Yeah. You're probably fucked.
>>
>>1185590
One thought on appliances: what you have is functional, but truly horrendous. That being said, leave them for now, but you'll want to upgrade at some point, especially if you plan to sell.
>>
Yea. I'd like to resell in a year or two. I'll probably go with brushed nickel fixtures.
Should the kitchen cabinets match the bathroom cabinets?
>>
>>1186716
A year or two? OK.

Do different cabinets for variety.
>>
>>1185924
It's just a water heater, you hillbilly. If the water was already hot it wouldn't need a heater.
>>
>>1186732

it does heat hot water. otherwise it wouldn't retain it's hotness now would it, pleb
>>
>>1186735
If that's what it was named for it would be a hot water maintainer. It heats cold water.

Kill it with fire OP. There is nothing worse than light colored wood and white appliances.

Good news you can get some non-white appliances and you can stain that awful light wood something not shit.
>>
>>1186681
Good advice here. Also some handles/knobs will help out the kitchen a lot. Chose them after you re-stain that light wood.

> all of that awful light cabinetry. It looks like a lake house the gay uncle decorated in 1997, on a budget, taking cues from rural North Dakota trailer chic. It was his way of getting back at your grandmother.

lel, well said.
>>

>>
>>1186614

>>
>>1186741
Cold is a fallacy. There is only hot and not as hot.
>>
so anyone got any ideas about the fireplace? should I get rid of it completely or does it add value to the house?
>>
If you are just flipping a condo do a Ikea kitchen. At most do RTA cabinets. Either one you can install or hire someone. I had 3 quotes for my kitchen. Local cabinet store 15000 Rta installed 10000 and Ikea 7000. I don't get why but the ikeas are cheap and people like them. They can also take care of the countertop. I rented a house for 3 months during my renovation (basically whole house) and it had an Ikea kitchen. Pretty solid kitchen. If my wife wasn't super picky I would have done an Ikea kitchen. Also don't get Cambria countertops. Mine had a hairline crack they refused to repair or replace after less than 2 years. I tore it out and put in something else. Some new to us German stone. Just as no issues.
>>
>>1186931
Ideally, I'd keep this as an investment and rent it out when I move in a year or two. the sell it in like 5 years to buy a much nicer house. but I really want to maximize my ROI
>>
>>1186933
>Maximizing your ROI
>Selling a house

Keep the tenant in the house, put all the money you make from the tenant back into the mortgage to pay it off as fast as you can. Once it's paid off, hoping and praying interest rates stay at rock bottom, take out a home equity line of credit then dump that money into an investment account. If you did good, your investment will net you a better interest rate than the line of credit. Best part? You aren't putting your own home in jeopardy, just the poor schmuck who didn't want to take any responsibility and rents.
>>

If you have a high salary the savings from the mortgage interest tax credit is a better return than most investment plans. It's fucking retarded.
>>
>>1185590
I spend 1/3th of the time I'm my flat in the kitchen so I would totally demolish your kitchen without a doubt.
Get rid of the two drawers above the sink and relocate the ones next to the fridge somewhere else.
buy another stove since white stoves are an absolute nightmare to clean and instead get one in a metallic color.
Change that microwave and install an extractor in there, probably get an electric oven instead since microwaves suck fucking ass.
Paint every last piece of 80s era furniture with vinylic paint and since I've seen it in other just cover up those awful looking tides with some vinyl ones.
>>1185594
get rid of that fan and call someone to change that shitty border in your chimney.
take off those blinds and get a nice looking thick black curtain
also plants, go to the nearest home store and ask for the cheapest lowest maintenance plants you can get and buy a bunch of them.
>>
>>1186951
But what if you have a low salary?
>>
>>1186933
Tenants are idiots so what I suggest is cosmetics but after research instead of renovating if you are going to rent the space. Renters want "clean" and "fresh".

Maybe replace the diswasher but all I'd do is thoroughly clean everything and perhaps carpet if a good cleaning doesn't improve it.

Spending money means you lose that money and lower your cash reserves. Wanna renovate? Do that just prior to selling to it's sexy for the new buyer and keep as much of your money in your pocket as you can like >>1186935 suggested.

I've been a landlord and done repairs for my landlordbros.

The Anon who suggested plants knows his shit. Plants make a house a home if chosen wisely.

>but I really want to maximize my ROI

Then avoid spending shit until you make a decision on sell or keep, because two years fucking flies by.

One slick trick my wife used when renovating our houses was buying "utility" cabinets then finishing them herself. Saved a nice amount of cash for the same results. Cabinet hardware is dirt cheap online as are MANY things, so when you aren't in a hurry use the internet instead of driving to brick and mortar stores for lightweight shit. She renovated three houses for us (mostly while I was deployed since it also kept her busy) and did well. We did heavy work like chimney removal and roofing together.

>>1187051
>But what if you have a low salary?

Then adjust planning to suit. If you have a job and a place to live you can afford and keep a tenant to help with some or all the mortgage that's fine.

Those who know how to cook with a microwave have no problem with them and tenants are great at shitting up ovens. No way I'd have an oven until just before sale so some other poor bastard can deal with it. Also no gas appliances. Electric everything so WHEN tenant ignores his bill it gets turned off and he/she/it can't use the gas (which won't be paid for either) to limp along before disappearing like Josef Mengele.
>>
Have an ironclad contract.

NO PETS. They fuck shit up, they stink, they bring fleas in with them, and they generally are a pain in the ass. Tenants luv babby and don't give a fuck if pwecious projectile shits all over everything. A pet deposit doesn't cover the damage. You aren't being a hardass. Tenants are mindless self-centered destructive shitbags, even little old ladies.

Best tenant I had was a dyke who was OCD about cleaning. OCD clean tenants are to be cherished because they are rare as rocking horse shit.

Have a rental contract that's tight. NOLO is a good source for downloadable contract forms.

Two quick and easy updates: replace the door handles and lightswitch/electrical outlet plates. You have cheap, plastic bullshit. My wife and I have slowly been changing all of our plates in our home to match the overall aesthetic (primarily oiled bronze for us). Makes a world of difference.

Also the door trim is chipped. Fix it.

I had a similar situation. I had a family member that was a piece of shit. Dirty, wouldn't clean their own space, lived like a homeless basket case. I was poor and couldn't move out at the time but when I did move they couldn't afford the place anymore and had to move out also. The landlord walk-through before we left was ghastly. The bill came back on the damage to their room and it was 5 grand. The room and bathroom they were in (the master) had to be gutted. Carpets were tossed, cigarette and pot smoke was in the walls and ceiling, toilet hadn't been cleaned in so long it has stained the porcelain, counter tops had burn marks in them, vinyl floor had filth ground into it, shower door was damaged. I walked away from that one. I let the landlord keep my half of the deposit, even though I owned nothing in damages, just so he would take my name off the lease and I wouldn't end up party to the eventual lawsuit.

That family member still won't speak to me because of "what I did to them." Zero personal responsibility. Shitbags are shitbags.
>>
hey guys and maybe girls.

Last question, how does owning a house help me get more money back when I file my taxes?

I am such a house virgin.
>>
>>1187508
There are some things that are tax deductible. It's not going to be a significant amount though.

>Buy house for $110 and change 10 years ago
>Put some work into it - kitchen remodel, data/network upgrades, bath upgrades, paint
>probably sell for ~$200
that's where the real money is in home ownership.
But it's a gamble - market, conditions, location... won't always make money. Buddy's trying to sell his place on the east coast, got it listed for 20k less than he bought it for and it still isn't selling.
