I'm inheriting a house that has been sitting empty for about 15 years in an area with harsh winters and hot summers. It was well taken care of before it was vacated. What kind of dilapidation might have taken place since then? What kind of projects should I anticipate if I want to get it livable? It's closed to the elements/homeless people but might have had rats or mice. Anyone ever rehab a house?
Where is this house? Suburb, wilderness? What kind of climate has it been exposed to?
should get inside hte house and send pics

If it hasn't been squatted/occupied/sold by someone else, it probably needs to be demolished and rebuilt.
Start by getting a termite inspection.

this.
Termites
the roof
the plumbing (BEFORE you kick the water back on)
the most obvious thing you can do is walk around inside and look for water damage.

Homes survive by living vicariously through their occupants. It takes very little time for all the plaster to fall down, the mold to grow, and freakishly die just by being vacant.
