/diy/, I just started a job in apartment maintenence 4 months ago. Prior to this I had no experience in anything hands on. I feel like I get to do a little of everything, some HVAC, some plumbing, some electrical, but honestly some days it feels too simple. Any other /diy/guys in this field? Any advice, tips of the trade to stand out, or even just great stories?

Take thw time to figure out how to do something right and fix things using the proper materials you probly get paid hourly so it will benifit you moneywise and in learning how to fix things. If i had a dollar for every time i hade to stop and fix a horrible repair done by some shmuck matinance guy who just used whatever was fastest and nearest to hand i could retire.

I've been doing building maintenance at a couple of churches for almost a year now and I love it. My dad did it for years at home and work so I already knew some things.
Pay attention to the repair guys that show up, you can learn a lot and most are real friendly and helpful, you bring them business.
Also do a good job because people can see your work and that's what will help you move up. There's really good and fun jobs out there doing this.

Every maintenance job I've seen requires experience.

Its not 1960 anymore where the maintenance guy is a bald creepy immigrant that lives basement and fixes everything and anything that comes up with the items in his little toolbox.

Electrics, gas, plumbing, elevators, and hvac are all complicated systems now with pages of city codes to adhere to.

But despite all that, all a maintenance guy has to do nowadays is to oil the joints on schedule. There's no real fixing involved. Those go to the specialists.

yeah, unless one has degrees or certifications, things like gas and electrical would be a huge no no

as far as I have seen, mostly they look for people to do basic turning: carpet, paint, tiles, drywall, minor hardware stuff, unclog drains, and maybe change an outlet now and then

So they have an on the job training program that leaves you with a certificate. The classes are very poorly designed though, so in a month I was "ready to work on electric furnaces" (our property is all electric). We have contractors for really dangerous or expensive work. We're not allowed to change out an entire breaker box, for example. What I do have is some college, a great employment history over the last 8 years, and communication skills. Those things seem to be lacking in this field where I'm from. I'm not sure why it's so hard to hire for. We get a free apartment and it's very convenient to live on site.

The maintenance guy in my building is like that.
The repairs he does are usually handyman stuff. He charges $30 an hour, plus material.
And he gets a major discount on his apartment.

Regarding the minimum 2 years experience requirement on most postings, my guess is its there to weed out the lowlifes.
But they will likely accept someone with basic repair knowledge and the ability to set up and execute a maintenance schedule.

Is there even accreditation/certification available for building maintenance?

There's no real certification for it so it usually goes by years of verifiable employment.
Having a cert in some trade is a huge plus though, usually they look for hvac.

The last decent posting I saw wanted 5 years plus experience in various trades including fabrication plus prior work or volunteer experience for the company.

They can be do nothing jobs that pay pretty decent even starting out so it's necessary to weed out a lot of people. I only got mine cause of working with my dad at another location and accepting janitor duties. Hopefully in a year or two I'll have enough experience to move on, I can't keep cleaning toilets forever.

They would hire someone with little to no experience, because experience costs money.

They can't afford to have a full time plumber, electrician, painter, and carpenter.

99% of the jobs op will be doing are simple things, which he said himself.

It's cheaper to just have a dedicated light bulb changer and then just call the plumber and HVAC guy as needed

Learn how to fix the top 3 or so most common problems for appliances in your appartments... like how to clear clogged drains on washers and dishwashers, how to diagnose and fix no heat dryers and the same for the ovens... learn how to unjam a disposal.. all of this is stupid easy.

Also learn how to replace the door switches and fuses in a microwave and if that doesn't fix one learn how to throw it the hell out and install a new one

Apartment maintenance is how you get your foot in the door to the maintenance and facilities management industry.

you need to be a sponge and learn as much as humanly possible right now. i know its shit tier work, but trust me when i say if you put just a little effort into building a skillset you will reap great rewards.

some things to consider;

-learn how to create contracts for outside work. learn how to collect bids for bigger jobs. your job isn't to fix things, your job is to min/max the usable life of the building with the amount of maintenance funds available. logistics is 90% of the job.

-certifications and education are a must. boilers, HVAC, electrical, ENERGY AUDITING. take classes at community college for construction or engineering technology (or go bigly and get a legit engineering degree). Pirate Revit. get a general contractors license.

-once you hit 2-3 years of experience, start looking to move up. hotels, commercial offices, and hospitals. hospitals pay really fucking good but its stressful.

Accurate. My father in-law did apartment maintenance right up to retirement. He barely kept any tools. His whole job was to go to apartment in question, look at the broken thing, declare 'yep it's broken', call actual repair guy to fix.

If you have to repair appliances like refrigerators, microwaves, washers and dryers take the time to know what you have in your apt complex, write down all the make model and serial numbers and on your off time look up how to trouble shoot and repair, there are a lot of online videos that will help you out

Once I had a call at 3am for a lockout, which we do because the doorknobs are protected by the historical society because they're old as fuck, security keeps calling me every two minutes asking if I'm any closer and sounding very frantic.
