His past as a huge nerd who is bullied made him easily relatable to his target audience. It also helps that he is a funny and genuinely nice guy who rarely does thing like start a super powered civil war. Although there was that time he made a deal with the devil.
He also has several well liked cartoons and a number of video games, one of which had excellent web swinging mechanics. Also his costume is cool.

Outside the US Spider-Man outsells Batman by a large margin.
Peter Parker is a better character because unlike Bruce, outside the mask matters as much as inside. Where as Batman, all the writers seem to keep him on resting bitch face and there could be a considerable amount of decent stories around Bruce having to solve his problems not as Batman.

Superman however is more iconic of Superheroes. He's the quintessential cape.

Design. Not just costume, but his powers and MO allow for cool looking situations. Seriously, adding wall-crawling, super agility and web make for an acrobatic and unique fighting style, aswell as unique situation where he just hangs out in cooler ways than basically anyone.

Secondly, characterization, at least when done muh, is pretty fun. He's an insecure wise-ass with a good heart, what's not to like?

This is very time sensitive under the power gap.
Bats, Spidey and Supes are the only ones that have remained steady or grown for the last 50 years.
IM was not exactly unknown before the MCU, but he wasn't a power player and was arguably less recognizable than Cap. The X-Men as a group have been consistently popular, but the face of the franchise has varied widely. Wolvie has been it for the better part of the last 25 years though.

Wrong actually. Spider-Man generally sells better than Batman. Both comic book and merchandising wise. It changed quite a bit for the last few months since BvS promotions are over the top but for the last 4 decade, Spidey sold way better.

Icon status-wise

4 - X-Men

Popularity wise

1 - Spidey
2 - Batman

Tony. There's only one Iron Man in the mainstream continuity, and he's only been replaced for very short periods of time.

Spiderman can be replaced with a number of different characters, male or female in the role with similar results, primarily because his core traits are so relatable, but Tony brings a complex flavor of identity to the Iron Man that's difficult to replicate with another person in the suit. There's also the fact that he's among the few heroes that has a very good reason to go through costume changes, since his suits can vary heavily depending on function and/or performance improvements.

Spiderman has the biggest number of quality books mainly because he's so easy to write, but Tony is a character that has the potential to shine far brighter under the right writer.

Apparently, they currently think the right writer is Bendis. Ah well, maybe someday...

This is my dream final power level for him. His action sequences in Ultimates were pretty awesome; he'd get hit into pieces but then rebuild himself on the fly to the point his fists flew out and punched in multiple directions.

I've read a few and I liked what I read. Parts of the David Michelinie run and John Byrne's run. Classic Tony is pretty cool and I like his Rouge's gallery, but I think all of what I liked about Ironman got thrown away in the 2000's
