-Good quality ingredients.
-Not too thick or too heavy on the toppings otherwise it won't cook properly
-Cooked in a proper stone pizza oven; wood fired is ideal but gas is passable. The real key is the stone floor and the crazy high temperature.
-Needs to be cooked so that the crust has the proper balance between crispy and chewy. Visually it will have both large bubbles and and few black marks here and there. This is only possible with the correct oven and careful attention to cooking time.
