Is starting up a self storage business in Southern California worth it?

As long as you have a good enough lawyer to draft an agreement which absolves you of all conceivable liabilities.. Go for it!
And, your insurance will be fucked up high. Keep that in mind.
People will break the rules and store mixed chemicals, batteries, fuel, shitty gas tanks, etc.
DON'T SUPPLY ELECTRICAL to the units. Not even a simple light fixture is safe. People will overload them or short them. This is extra maintenance.
