I've done a lot of research, and I still can't decide what to do desu.
Should I just buy a cheaper house on a 15 year loan and call it a day or should I save for an expensive one, do 30yrs and then put the money in index funds

also live in midwest. selling my rentals now because prices are so inflated. loans are cheap. i do 30yr. put the extra in index.
if s&p averages ~10% how much more will you gain in 15 yrs at that rate compared to saving 1% on the loan with a higher monthly payment.

either way, if they went out of business, I will still be making 25/hr minimum somewhere. The field I'm in has basically unlimited jobs and yadyadyada
