have golf outing s where the bar girls are escorts/strippers, and guys can fool around in some room somewhere. But, it would have to be discrete to some level so you dont get on the radar as running a brothel

Golf industry is not in a great spot at the moment
Big players like Nike and Adidas (owned TM I think) are selling/spinning off their golf divisions
Also you'll need at least 100 acres of land and hundreds of thousands to grade the land, build a club house and I seriously lowballed that number
